e <br /> <br />That the applicant or his heirs or assignees defray one half <br />the total cost of any future signal on Bristol Street, north of <br />Memory Lane, at the major entrance to the development. <br /> <br />That the applicant submit a complete and detailed landscaping <br />plan of the total site for approval by the City Planning Depart- <br />ment; said plan to indicate the type, size and location of all <br />trees, shrubs and grass. <br /> <br />That all landscaping be implemented and maintained by the <br />applicant. <br /> <br />That final subdivision maps for R-1 Development for 16 lots with <br />a minimum of 8,000 square feet be filed and approved; and further <br />that the applicant execute a contractual agreement with the <br />proper City officials to provide in the deed for the sale of all <br />16 lots limiting the same to single family home construction <br />with 1,700 square feet or more, providing further that said <br />restrictions shall be irrevocable for a period of 10 years, <br />before a building permit is issued. <br /> <br />The following conditions are to be complied with prior to the <br />issuance of a building permit: <br /> <br />That the subdivider's engineer furnish the Department of <br />Public Works a run-off study based on a storm of a ten year <br />frequency. This study to show existing and proposed <br />facilities and method of draining this area and tributary <br />areas without exceeding the capacity of any street, on-site <br />or off-site. <br /> <br />That the subdivider's engineer furnish the Department of <br />Public Works an on-site drainage flow plan showing the <br />direction and flow to adjacent streets when this property <br />is developed. <br /> <br />That the subdivider's engineer furnish the Department of <br />Public Works a final grading plan, including existing <br />elevations along the property lines. <br /> <br />d. That the owner pay a drainage assessment fee of $375.00 <br /> per acre. <br /> <br />ee <br /> <br />That an easement be provided for Bristol'Street for a width <br />of 50 feet, center line to property line, for street <br />purposes and vehicular access rights, except at street <br />intersections. <br /> <br />That there shall be allowed two entrances, for ingress and <br />egress, on Bristol Street. One shall be located on the <br />south property line and the other shall be located 1036 feet <br />north of the center line of Memory Lane. The plot plan <br />shall be revised to show these driveways. <br /> <br />g. That a drainage easement be provided for along the south <br /> property line. <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through the <br />Department of Public Works, at least t~o weeks prior <br />to application for a Building Permit to avoid delay. <br /> <br />h. That the subdivider submit street improvement plans for <br /> Bristol Street. <br /> <br />i. That all elevations be on 1958 Orange County Survey Datum. <br /> <br />-2- <br /> <br /> <br />
