Parcel 4. Beginning at a point on the East line of <br />Lot 7 of the Spurgeon Street Tract, in the City of <br />Santa Ana, county of Orange, State of California, as <br />per Map recorded in Book 6, Page 23 of Miscellaneous <br />~aps, in the office of the County Recorder of said <br />County, 11.21 feet North of the Southeast corner of <br />said Lot 7; thence West parallel with the South line <br />of said Lot 7, 196 feet, more or less, to the Easterly <br />line of Spurgeon Street, as shown on said map; thence <br />Southerly along the Easterly line of Spurgeon Street <br />to the Southwest corner of said LOa 7; thence East <br />along the South line of said Lot 7, 197.65 feet to the <br />Southeast corner of said Lot 7; thence North 11.21 <br />feet to the point of beginning, excepting therefrom <br />the East 50 feet thereof; <br /> <br />in an R-3 District to be used for the construction of a six-story <br /> <br />(54 feet) apartment house with a six foot projection into the re- <br /> <br />quired front yard, and with S55 square feet of lot area per unit <br /> <br />instead of the required 1200 square feet of lot area per unit. <br /> <br />Said Variance is granted subject to conditions: <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />10. <br /> <br />That the two existing drive approaches on Spurgeon Street be <br />closed or replaced with a standard approach. <br /> <br />That 30 lineal feet of broken sidewalk be replaced. <br /> <br />That the alley to the rear of the property involved in this <br />Variance Application be improved. <br /> <br />That none of the proposed 4 structures be more than 6 stories in <br />height and not more than 70 feet in overall height from ground <br />level. <br /> <br />That the 20 proposed two-bedroom apartments be not less than <br />1500 square feet of floor area each; that the 2 proposed two- <br />bedroom penthouse apartment units be not less than 2200 square <br />feet of floor area. <br /> <br />That the development total not more than 22 two-bedroom units. <br /> <br />That all proposed parking areas, driveways, aisles and ramps be <br />be concrete or asphalt. <br /> <br />That the proposed 2 two-way ramps be not less than 20 feet in <br />width, and that both ramps meet all safety requirements d~ter- <br />mined by the City Traffic Engineer and the City Building <br />and Safety Department. <br /> <br />That all proposed subterranean parking stalls be not less than <br />9 feet by 20 feet, and that all be accessible and useable and <br />number not less than 33. <br /> <br />That all lights for the 33 subterranean parking stalls be reflec- <br />ted aw-ay from any adjoining residences. <br /> <br />-2- <br /> <br /> <br />
