5. That the owner pay a drainage assessment fee of not more than <br /> $1,000.00 per acre. Further, that said fee shall be paid for <br /> each of the three parcels being created, shall be based upon the <br /> acreage in each individual parcel, and shall be paid for each <br /> individual parcel prior to the issuance of a utilities release <br /> for that parcel. <br /> <br /> 6. That an easement for street purposes for Tustin Avenue for a <br /> width of 52 feet, measured from and at right angles to the center <br /> line of Tustin Avenue along the full width of the property in- <br /> volved, be dedicated to the City. The deed for this easement <br /> Bhall be prepared by a competent Title company on a City deed form <br /> and submitted together with a Title Assurance Bond in the amount <br /> of $1,000.00 (provided at no cost to the City) to the Department <br /> of Public Works. Also, all vehicular access rights, except at <br /> street intersections, shall be dedicated to the City and the deed <br /> for said vehicular access rights shall likewise be prepared by a <br /> competent Title company On. a City deed form and submitted to the <br /> Department of Public Works. <br /> <br />7. That Ponderosa Avenue be named Ponderosa Street, and that Street <br /> "A" be named Catalina Avenue. <br /> <br />8. That the subdivider submit street plans for Tustin Avenue, <br /> Ponderosa Street and Catalina Avenue. <br /> <br />9. That the subdivider pay the required $100.00 Business License <br /> Tax to the City of Santa Ana. <br /> <br /> 10. That all easements other than public utilities easements shall <br /> be shown on the map by a fine dotted line. <br /> <br /> 11. '~hat all conditions for each parcel be complied with prior to the <br /> issuance of a utilities release on each parcel by the Building <br /> Department. <br /> <br /> 12. That all elevations on all plans shall be on current Orange County <br /> datum. <br /> <br /> 13.
