If, at any time after July 1., 1979, it is determined <br />by a court of competent jurisdiction as defined above, that the <br />F <br />grant of open space easement is insufficient to accomplish any <br />reduction in GARDEN GROVE'S property tax assessment for the Willo-_ <br />trick Golf Course, GARDEN GROVE agrees to sell to SANTA ANA, and <br />SANTA ANA agrees to buy the three parcels for the then fair market <br />value. <br />13. At any time that SANTA ANA acquires the three (3)- <br />parcels by purchase pursuant to this agreement, it shall pay the <br />agreed amount provided herein or the fair market value, whichever <br />is applicable, less any property tax reduction realized and re- <br />tained by GARDEN GROVE during the period the easement was in <br />effect. <br />!f✓/fjri . <br />6 <br />
