withstanding commencement date, if for any reason Lessor cannot <br />deliver possession to Lessee of 1415 South Broadway, Santa Ana, <br />California, Lessor will deliver possession of 1417 South Broadway, <br />Santa Ana, California on the commencement date. Failure of <br />Lessor to deliver to Lessee possession of 1415 South Broadway, <br />Santa Ana, California shall not subject Lessor to any liability <br />therefor nor shall such failure effect the validity of this Lease <br />or the obligation of Lessee hereunder or extend the term hereof; <br />but in such case Lessee shall not be obligated to pay rent for <br />the space designated as 1415 South Broadway, Santa Ana, California, <br />until possession of said premises is tendered to Lessee. Rent will <br />be pro -rated from the date the Lessee is entitled to possession of <br />said premises and until the possession of said premises is <br />tendered to Lessee. <br />35. SELF INSURANCE PROVISION: Notwithstanding Section 19 <br />INSURANCE INDEMNITY hereinabove, public liability and property <br />damage insurance need not be obtained by Lessee if Lessee elects, <br />at its option, to be self insured as to all or a portion of the <br />coverage limits set forth in said Section. <br />LESSOR: S.T.C.
