10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />That an 18 inch Ornamental block or slump stone wall <br />be placed along Grand Avenue to the rear of the <br />landscaping except at driveway entrances. <br /> <br />That all signs conform to C-5 District requirements. <br /> <br />That all types and sizes of Buildings and structures <br />be detailed in a revised plot plan. <br /> <br />That all flood lights be reflected away from any <br />nearby residences. <br /> <br />That the painting, body work and heavy mechanical work <br />of the body shop be located adjacent to or as near as <br />possible to the North property line but no closer than <br />50 feet to the East property line. <br /> <br />That the buildings housing the paint shop, the body <br />shop and the heavy mechanical repair shop be so <br />constructed as to reduce all noises and fumes to a <br />minimum. The method to be used for said noise and fume <br />reduction shall be approved by the Director of Building <br />and Safety and the Planning Director. <br /> <br />That there be no storage of wrecked vehicles on the <br />premises. <br /> <br />That all parking areas, aisles and driveways be <br />concrete or asphalt and appropriately marked. <br /> <br />That the development be in accordance with the submitted <br />rendering. <br /> <br />That all of the above conditions be, where applicable, <br />incorporated into a revised plot plan and submitted to <br />the Planning Director for his approval. <br /> <br />That the owner dedicate to the City a street easement <br />for the full width of the property involved in this <br />Variance along Grand Avenue, a strip of land 45 feet <br />in width, measured East of and at right angles to the <br />center line of Grand Avenue. This easement is to <br />include a 25 foot proper~y line radius at the corner <br />of Grand Avenue and Fruit Street. <br /> <br />That the owner dedicate to the City of Santa Ana all <br />vehicular access rights to this property from Grand <br />Avenue. NOTE: Access can be determined and approved <br />prior to dedication. <br /> <br />That the owner place curb, gutter and sidewalk and pave <br />to the existing pavement on Grand Avenue. The new curb <br />and gutter shall be placed 37 feet East of the center <br />line of Grand Avenue. Said improvements shall be in <br />accordance with City standards. <br /> <br />That for the full width of the property bordering on <br />Fruit Street the owner place curb, gutter and sidewalk <br />and pave to the center line on said Fruit Street. The <br />new curb and gutter shall be placed 18 feet North of <br />and at right angles to the center line of Fruit Street. <br /> <br />-2- <br /> <br /> <br />
