RESOLUTION 69-181 ADDING A CONDITION TO THOSE <br />IMPOSED BY THE PLANNING COMMISSION IN GRANTING <br />A VARIANCE ON VARIANCE APPLICATION 69-73 <br />FILED BY JOSEPH SHERMAN AND PETER INGRAHAM <br /> <br /> WHEREAS, after public hearing on notice, the Planning <br />Commission has granted a variance on Variance Application 69-73 <br />filed by JOSEPH SHERMAN and PETER INGRAHAM to construct a 200 <br />unit mobile home park in the M 1 District, subject to certain <br />conditions; and <br /> <br /> WHEREAS, the city Council felt the issue was of sufficient <br />import to require a public hearing thereon, and <br /> <br /> WHEREAS, after public hearing on notice, the city Council <br />has determined that the applicants should be required to meet an <br /> additional condition prior to the issuance of a building permit <br /> for construction upon the subject parcel; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That the city Council of <br />the City of Santa Ana does hereby adopt the Findings of Fact of <br />the Planning Commission and affirms the decision of the Planning <br />Commission and adds an additional condition being new number 9; <br />said variance is granted subject to the following conditions: <br /> <br />That the development be according to the approved revised <br />plot plan except for minor modifications to be approved by <br />the Planning Department; <br /> <br />That the plot plan be revised dispersing guest parking areas <br />throughout the park site in a manner meeting the approval of <br />the Planning Department; <br /> <br />That a detailed plan for the recreation area and all planter <br />strips be submitted to and approved by the Planning Department <br />and that plans be implemented and all landscaping be con- <br />tinuously maintained; <br /> <br />4. That a six-foot high masonry wall be constructed and maintained <br /> around the entire development; <br /> <br />5. That storage areas and trash areas be screened from view with <br /> a six-foot high opaque screen; <br /> <br />That interior drives of development be paved with asphalt <br />paving (2" of A.C. over 4" of A.B. or equivalent) and shall <br />include concrete curbs throughout as indicated on the plot <br />plan; <br /> <br />7. That fire hydrants shall be installed in a manner meeting the <br /> approval of the Fire Department; <br /> <br />Se <br /> <br />Prior to the issuance of a building permit the applicant shall <br />submit a grant deed indicating that the land trade has been <br />completed; <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO THE <br />ISSUANCE OF A BUILDING PERMIT: <br /> <br />Furnish the City Attorney's office with a document for approval <br />imposing a burden on the land, restricting the use of the <br />mobile home park to adults, defined as persons age 18 or over. <br />The city Attorney's office shall approve this document prior <br />to its recordation with the County Recorder's Office of the <br />County of Orange. <br /> <br />-1- <br /> <br /> <br />
