10. <br /> <br />Furnish the Department of Public Works a runoff study based <br />on a storm of a ten-year frequency by a civil engineer <br />showing existing and proposed facilities and methods of <br />draining this area and tributary areas without exceeding the <br />capacity of a street on-site or off-site; <br /> <br />11. Furnish the Department of Public Works a final grading plan <br /> showing existing and proposed elevations around this proper~y; <br /> <br />12. <br /> <br />File a parcel map on both parcels that will be divided and <br />comply with all conditions set by Council for approval of the <br />parcel map (or maps); <br /> <br />13. Provide a deed for vehicular access rights to Segerstrom <br /> Avenue except at approved drives; <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through the Department <br />of Public Works, at least four weeks prior to application <br />for a building permit to avoid delay. <br /> <br />14. Submit street improvement plans by a civil engineer for <br /> Segerstrom Avenue; (See plans 1-52-1 for grades.) <br /> <br />(Ail elevations are to be on 1958 Orange County Survey Datum.) <br /> <br />15. Provide a sanitary sewer study by a civil engineer; <br /> <br />16. <br /> <br />Ail plans and surveys for the required improvements shall be <br />completed by the engineer and submitted to the Department of <br />Public Works for approval; <br /> <br />17. <br /> <br />The main entrance on Segerstrom Avenue shall be 50 feet wide <br />and located at a point approximately 1,300 feet east of Raitt <br />Street to align with a future median opening on Segerstrom <br />Avenue to serve both the North and South properties. A second <br />drive with a W~40 feet and right turn only will be allowed on <br />Segerstrom Avenue; <br /> <br />18. <br /> <br />utility lines, including but not limited to electric, <br />communication, street lighting and cable television, <br />be placed underground; <br /> <br />shall <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO ISSUANCE <br />OF UTILITIES RELEASE BY THE DEPARTMENT OF BUILDING SAF~Y AND <br />HOUSING: <br /> <br />19. Provide sanitary sewer facilities as required by the Department <br /> of Public Works and pay any assessments if required; <br /> <br />20. Improve Segerstrom Avenue to include full width sidewalk with <br /> tree wells and trees; <br /> <br />NOTE: <br /> <br />It is suggested that the applicant investigate regular city <br />fees for building permits, sewer fees, ornamental street <br />lights, etc. <br /> <br />21.
