o <br /> <br />Furnish the Department of Public Works a run-off study <br /> based on a storm of a ten-year frequency by a civil <br /> engineer showing existing and proposed facilities <br /> and methods of draining this area and tributary areas <br /> without exceeding the capacity of a street on-site or <br /> off-site; <br /> <br />10. <br /> <br />Furnish the Department of Public Works a final grading <br /> plan and an on-site drainage flow plan showing the <br /> direction of flow to the adjacent streets when this <br /> property is developed; <br /> <br />11. <br /> <br />Provide a street easement for Sunflower Avenue for a <br /> width of 40 feet center line to property line and to <br /> include a 25-foot radius property line spandrel at <br /> the northeast corner of Sunflower Avenue and Greenville <br /> Street and to include vehicular access rights to <br /> Sunflower Avenue except at approved drives; <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through the <br />Department of Public Works, at least four weeks prior <br />to application for a building permit to avoid delay. <br /> <br />12. <br /> <br />Submit street improvement plans by a civil engineer <br /> for Sunflower Avenue and Greenville Street. (See <br /> improvement plans for Tract 6690, 1-59-8 and 1-20); <br /> <br />(Ail elevations to be on 1958 Orange County Survey Datum.) <br /> <br />13. Pay drainage assessment fee; <br /> <br />14. <br /> <br />Ail plans and surveys for the required improvements shall <br /> be completed by the engineer and submitted to the <br /> Department of Public Works for approval; <br /> <br />15. <br /> <br />Install ornamental street lights as required by the <br /> Traffic Engineer. <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO ISSUANCE <br />OF UTILITIES RELEASE BY THE DEPARTMENT OF BUILDING SAFETY AND HOUSING: <br /> <br />16. Provide storm drain and sanitary sewer facilities as <br /> required by the Department of Public Works; <br /> <br />17. Pay Sanitary District 7 fees when sewer facilities <br /> become available; <br /> <br />NOTE: <br /> <br />The developer will have to contact Sanitation District <br />No. 7 and arrange for the c~nstruction of a proposed <br />master trunk sewer main in this area to allow any <br />development at this time. <br /> <br />18. <br /> <br />Improve Sunflower Avenue to include curb and gutter, <br /> pavement as required and full width sidewalk with <br /> tree wells and trees. Curb to be at 32 feet north <br /> of center line of Sunflower Avenue. Improvement of <br /> Sunflower Avenue is alsb~to include storm drain <br /> facilities as required. <br /> <br />19. <br /> <br />Improve Greenville Street to include curb and gutter, <br /> pavement to meet existing good pavement and sidewalk. <br /> From Sunflower Avenue to 300 feet north, the curb <br /> to be at 22 feet east of the center line of Greenville <br /> Street with full width sidewalk with tree wells and <br /> trees. From 300 feet north of Sunflower Avenue to <br /> the north, curb to be at 20 feet east of the center <br /> line of Greenville Street. (Construction of storm <br /> drain in Greenville Street may be required.) <br /> <br />20. Provide on-site underground utility connections per <br /> Ordinance NS-903. <br /> <br />-2- <br /> <br /> <br />
