o <br /> <br />Minimum individual mobile home site: two thousand eight hundred <br /> (2,800) square feet - average of total mobile home sites <br /> shall be not less than three thousand (3,000) square feet. <br /> <br />Walls and screens: A six (6) foot wall or screen shall surround <br /> the entire mobile home park and shall consist of one or any <br /> combination of the following types: <br /> (a) Walls: a wall consisting of concrete, stone, brick, <br /> tile, or similar type of solid masonry material a <br /> minimum of four (4) inches thick~ <br /> (b) Screens: a wrought iron, open weave or mesh type fence <br /> shall be combined with plant materials to form an <br /> opaque screen. <br /> (c) Planting: plant materials, when used as a screen, shall <br /> consist of compact evergreen plants. They shall be of <br /> a kind, or used in such a manner, so as to provide <br /> opaque screening. <br /> <br />10. <br /> <br />Off-street Parking: <br /> (a) Two (2) parking spaces shall be provided on the individual <br /> site for each mobile home lot in the development. <br /> (1)Each parking space shall be a minimum size of <br /> 9' x 20' <br /> (2)On-site parking may be developed in tandem. <br /> (b) There shall be provided for visitors and guests a mini- <br /> mum of one (1) parking space for every four (4) <br /> mobile home sites in the development. <br /> <br /> (1) Each parking space shall be a minimum size of <br /> 9' x 20' <br /> (2) No mobile home site shall be further than 200 <br /> feet from guest parking. <br /> (3) parking areas shall be subject to the require- <br /> ments specified in Sections 41-614 and 41-615 <br /> of the Santa Ana Municipal Code. <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO THE <br />ISSUANCE OF A BUILDING PERMIT: <br /> <br />11. <br /> <br />Furnish the Department of Public Works a run-off study based <br /> on a storm of a ten-year frequency by a civil engineer <br /> showing existing and proposed facilities and methods of <br /> draining this area and tributary areas without exceeding <br /> the capacity of a street on-site or off-site and require <br /> drainage as determined to be necessary by the Department <br /> of Public Works. <br /> <br />12. <br /> <br />Furnish the Department of Public Works a final grading plan <br /> and an on-site drainage flow plan showing the direction of <br /> flow to the adjacent streets when this property is developed. <br /> <br />13. <br /> <br />Provide a street easement for Lyon Street for a width of 30 <br /> feet from center line to property line and for Warren Street <br /> for a width of 30 feet center line to property line together <br /> with a 15-foot radius property line spandrel at the north- <br /> west corner of Lyon Street and Warren Street, with vehicular <br /> access rights to Grand Avenue. <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through the <br />Department of Public Works, at least four weeks prior <br />to application for a building permit to avoid delay. <br /> <br />14. <br /> <br />Submit street improvement plans by a civil engineer for Lyon <br /> Street and Warren Street. (All elevations are to be on <br /> 1958 Orange County Survey Datum.) <br /> <br /> <br />
