Plan is <br />to include existing and proposed elevations at the <br />property lines. <br /> <br />A sanitary sewer study showing existing and proposed <br />facilities and their capacities for this area and other <br />contributary adjacent land. <br /> <br />Street improvement plans by a civil engineer for Fruit <br />Street and Sherry Boulevard. (All elevations are to <br />be on 1958 Orange County Survey Datum.) <br /> <br />Provide street easements for: <br />a. Fruit Street for a width of 30 feet, <br /> property line; <br /> <br />center line to <br /> <br />Sherry Boulevard for a width of 80 feet property line <br />to property line in accordance with Specific Plan of <br />Street Alignment ~39. <br /> <br />c. Vehicular access rights to Sherry Boulevard except at <br /> the approved driveway location. <br /> <br />NOTE: <br /> <br />It is recommended that the driveway on Sherry Boulevard <br />be revised so that there will be one lane for ingress <br />and two lanes for egress with the nose of the private <br />median island pulled back away from Sherry Boulevard, <br />an approximate distance of 50 feet. Also, Public Works <br />will allow 24-foot curb return radii in lieu of the standard <br />driveway. <br /> <br />No parking will be allowed on Fruit Street between Sherry <br />Boulevard and the driveway as shown on the plot plan. <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner,through the <br />Department of Public Works, at least four weeks prior to <br />application for a building permit to avoid delay. <br /> <br />Install approved street lighting system of ornamental street <br /> lights (with underground connections) on Sherry Boulevard <br /> and pay for future lights on Fruit Street; <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO ISSUANCE <br />OF UTILITIES RELEASE BY THE DEPARTMENT OF BUILDING SAFETY AND <br />HOUSING: <br /> <br />9. Provide storm drain and sanitary sewer facilities as required <br /> by the Department of Public Works; <br /> <br />10. Improve Fruit Street to include pavement to meet existing <br /> pavement, curb and gutter, trees and sidewalk; <br /> <br />11. <br /> <br />Improve Sherry Boulevard between Fruit Street and Seventeenth <br /> Street to include curb and gutter, pavement and full <br /> width sidewalk with tree wells and trees, and a raised <br /> median. <br /> <br />Required fees: <br /> <br />1. Drainage assessment; <br />2. Sanitation District No. 7; <br /> <br />-2- <br /> <br /> <br />
