RESOLUTION 71-92 UPHOLDING THE DECISION OF THE <br />PLANNING COMMISSION AND CONDITIONALLY GRANTING <br />CUP $71-18 FILED BY CALVARY CHAPEL <br /> <br /> BE IT RESOLVED: That, based upon the Findings of Fact of the <br />Planning Commission and testimony presented before the City Council, <br />the City Council of the City of Santa Ana hereby upholds the deci- <br />sion of the Planning Commission, and Conditional Use Permit $71-18 <br />filed by Calvary Chapel, to construct a church and school in the <br />M 1 District (3800 S. Fairview, Santa Ana) is granted subject to <br />conditions of approval contained in the Commission Report which <br />are as follows: <br /> <br />That development be according to the approved plot <br />plan, except for minor modifications approved by the <br />Planning Department. <br /> <br />2. That all conditions of the Building and Fire Depart- <br /> ments be met. <br /> <br />That a landscape plan be submitted to and approved <br />by the Planning Department, including the provisions <br />of Sec. 41-618 implemented and be continuously main- <br />tained. <br /> <br />4. That any trash areas be enclosed in accordance with <br /> the Planning Department standards. <br /> <br />Submit to the Department of Public Works, for their <br />approval, an acceptable final grading plan or an on- <br />site drainage plan or both, showing the direction <br />and means of flow to the adjacent street or channel <br />when this property is developed. Plan is to include <br />existing and proposed elevations at the property <br />lines. Applicants should check with the Department <br />of Public Works for extent of study needs. <br /> <br />6. Dedicate required street or alley right of way. <br /> <br />7. Dedicate vehicular access rights. <br /> <br />8. Pay drainage assessment fee. <br /> <br />9. Pay Sanitation District No. 7 fee. <br /> <br />10. Pay City water main charges. <br /> <br />11. Pay water service connection charges. <br /> <br />12. Pay street tree charges. <br /> <br />13. Construct necessary street improvements: Paving, <br /> curb and gutter, sidewalk, driveway, tree wells. <br /> <br />14. Construct necessary sewer facilities as required <br /> by the Department of Public Works. <br /> <br />15. Construct necessary storm drain facilities as <br /> required by the Department of Public Works. <br /> <br />16. <br /> <br />Provide for installation of approved street light- <br />ing with underground service on all street frontages <br />unless otherwise noted. <br /> <br />17. Install approved protective fencing along flood <br /> control channel. <br /> <br />18. <br /> <br />Ail public improvement construction shall be subject <br />to inspection and approval by the Department of <br />Public Works. <br /> <br />- ! - <br /> <br /> <br />
