RESOLUTION 71-92 (Continued) <br /> <br />19. <br /> <br />Required property dedications shall be initiated <br />by the owner, through the Department of Public Works, <br />at least four weeks prior to application for a <br />building permit, or use as applicable, to avoid delay. <br /> <br />20. <br /> <br />In certain cases, the City will reimburse owner for <br />eligible street improvements costs. Owner is advised <br />to contact the Department of Public Works for informa- <br />tion regarding this reimbursement policy. <br /> <br />21. No additional openings in existing median island will <br /> be allowed except as approved on the plot plan. <br /> <br />The following requirements must also be met: <br /> <br />1. That all parking areas shown comply with the minimum <br /> requirements (turning radius, etc.) <br /> <br />2. The following requirements are also to be complied <br /> with prior to the issuance of a building permit: <br /> <br />a. Ail drive approaches are to have a maximum <br /> width of 40 feet. <br /> <br />The easterly drive on Sunflower Avenue to <br />be at least 20 feet westerly of the east <br />property line. <br /> <br />Submit a parcel map to the City showing the <br />division of property for the northwest corner <br />of Sunflower Avenue and Fairview Street and <br />comply with all conditions of Council approval. <br /> <br />Dedications: <br /> <br />1. Sunflower Avenue: <br /> <br />Street easement for a width of 40 feet to 50 <br />feet center line to property line as shown on <br />City Plan No. 1-25-9 and vehicular access rights <br />except at the east 40 feet of the westerly 81 <br />feet and the east 60 feet of the westerly 452 feet. <br /> <br />2. Fairview Street: <br /> <br />Vehicular access rights except at the south 40 <br />feet of the north 62 feet and at the south 40 <br />feet of the north 391 feet. <br /> <br />Improvement Plans: <br /> <br />1. Revise drives shown on Plan No. 1-25-9 <br /> <br />Improvements: <br /> <br />1. Sunflower Avenue: See City Plan 1-25-9. <br /> (Including pavement to meet existing pavement.) <br /> <br />NOTE: Trees required on Fairview Street <br /> <br />NOTE: The applicant should investigate regular fees <br /> for drainage assessment, street trees, etc. <br /> <br />- 2 - <br /> <br /> <br />
