RESOLUTION 71-93 OVERRULING T~E DECISION OF <br />T~E PLANNING COMMISSION AND CONDITIONALLY <br />GRANTING VARIANCE APPLICATION 71-34 <br /> <br /> BE IT RESOLVED: That, the City Council of the City of Santa <br />Ana does hereby overrule the decision of the Planning Commission <br />and does hereby grant Variance Application 71-34, filed by Joe <br />Serna to move two apartment buildings onto a lot with existing <br />dwellings in the R 2 District (4625-4631 W. McFadden Avenue, Santa <br />Ana); said variance is granted subject to the following conditions: <br /> <br />That development be according to the approved plot <br />plan, except for minor modifications approved by <br />the Planning Department. <br /> <br />2. That all conditions of the Building and Fire De- <br /> partments be met. <br /> <br />That a landscape plan be submitted to and approved <br />by the Planning Department, including t~ne provisions <br />of Sec. 41-618 of the Zoning Ordinance, and that said <br />landscaping be implemented and be continuously main- <br />tained. <br /> <br />4. That any trash areas be enclosed in accordance with <br /> the Planning Department standards. <br /> <br />5. That there be a minimum 15 feet between main dwel- <br /> lings, clear of balconies, landings or stairways. <br /> <br />6. Prior to the Issuance of a Buildinq Permit - Submit <br /> <br />to the Department of Public Works, for their approval, <br />an acceptable final grading plan or on on-site drain- <br />age plan or both, showing the direction and means of <br />flow to the adjacent street (s) or channel (s) when <br />this property is developed. Plan is to include exist- <br />ing and proposed elevations at the property lines. <br />Applicants should check with the Department of Public <br />Works for extent of study needs. <br /> <br />7. Dedicate required street or alley right of way. <br /> <br />8. Dedicate vehicular access rights. <br /> <br />9. Pay drainage assessment fee. <br /> <br />10. Pay street lighting deposit for future street lights. <br /> <br />11. <br /> <br />Ail plans and surveys for required public improvements <br />shall be prepared under the direction of a registered <br />civil Engineer and shall be sumbitted to the Depart- <br />ment of Public Works for approval. <br /> <br />12. Ail elevations shall be referenced to the 1958 Orange <br /> county Survey Datum. <br /> <br />13. <br /> <br />Required property dedications shall be initiated by <br />the owner, through the Department of Public Works, <br />at least four weeks prior to application for a build- <br />ing permit, or use as applicable, to avoid delay. <br /> <br />- 1 - <br /> <br /> <br />
