RESOLUTION 72-14 GRANTING APPEAL #290 APPROVING <br />VARIANCE APPLICATION 71-54 FILED BY HAROLD <br />SEGERSTROM~ ET AL. AND HOWARD BEAR <br /> <br /> BE IT RESOLVED: That the City Council of the City of Santa <br />Aha does hereby grant Appeal 9290 approving Variance Application <br />No. 71-54 filed by Harold Segerstrom et al. and Howard Bear to <br />construct an 838 unit multiple family apartment project on ap- <br />proximately 33 acres of land in the R 1 District located at 3737 <br />S. Bear Street, Santa Ana, subject to the following conditions: <br /> <br />1. That all conditions of the Building and Fire Departments <br /> be met. <br /> <br />That a landscape plan be submitted to and approved by <br />the Planning Departmrnt, including the provisions of <br />Sec. 41-618 of the Zoning Ordinance, and that said <br />landscaping be implemented and be continuously main- <br />tained. <br /> <br />3. That any trash areas be enclosed in accordance with <br /> the Planning Department standards. <br /> <br />4. That there be a minimum 15 feet between main dwellings, <br /> clear of balconies, landings or stairways. <br /> <br />The following requirements must also be met: <br /> <br />1. Revised plot plan to show the following: <br /> <br />ae <br /> <br />No structure or offstreet parking area or access to <br />parking stalls shall be closer to a street right of <br />way than 15 feet. <br /> <br />B. Maximum of 50% coverage of land area. <br /> <br />Ail offstreet parking and carport openings shall be <br />screened so as not to be seen from any public right <br />of way in a manner meeting the approval of the Plan- <br />ning Department. <br /> <br />A link for pedestrian access between the apartments <br />proposed in this application and the shopping center <br />to the south. NOTE: A plan should be submitted to <br />the Planning Department for their approval indicating <br />a meaningful path system that creates a pedestrian <br />linkage between the apartments and the shopping <br />center that affords physical and visual separation <br />from structures. <br /> <br />E. The development will be restricted to adults only. <br /> <br />F. The right of way of Bear Street is to be increased <br /> to 100 feet. <br /> <br />2. The following conditions are to be complied with prior to the <br /> issuance of a building permit: <br /> <br />File a parcel map with the Planning Department <br />showing the severance of this area, and comply <br />with all Council approved conditions. <br /> <br />Submit a revised plot plan to the Departments of <br />Planning and Public Works for their approval show- <br />ing the following changes from the original plot <br />plan. <br /> <br />- 1 - <br /> <br /> <br />
