Medians: Median openings and configurations <br />for Plaza Drive, Bear Street, and MacArthur <br />Blvd. shall be in accordance with the require- <br />ments of the Public Works Department, as such <br />requirements may be developed jointly between <br />the Department and the applicant. <br /> <br />(2) <br /> <br />Sidewalks: The dimensions and locations of <br />sidewalks and street trees on Bear Street, <br />Plaza Drive and MacArthur Boulevard shall be <br />in accordance witk the requirements of Public <br />Works Department. <br /> <br />(3) Ail driveways to City standards. <br /> <br />(4) MacArthur Blvd. between Plaza Drive and Bear <br /> Street, show only the central drive. <br /> <br />(5) MacArthur Blvd. west of Bear Street show right <br /> turn movement only. <br /> <br />NOTE: There will not be any opening in the future <br /> raised median at this location. <br /> <br />(6) Plaza Drive, the divided drive to be to City <br /> standards with a width of 40 feet. <br /> <br />(7) <br /> <br />Bear Street, show only two driveways on each <br />side of the street and eliminate the pedestrian <br />crosswalks. <br /> <br />(8) Resolve Wakeham Avenue in relation to develop- <br /> ment of this area. <br /> <br />NOTE: <br /> <br />If Wakeham Avenue is abandoned, the City <br />should retain a utility easement from center <br />line to 25 feet north. <br /> <br />Furnish to the Department of Public Works for their ap- <br />proval the following: <br /> <br />(i) <br /> <br />A sewer study showing the proposed sewer facilities <br />through this entire area (Sanitation District No. 7 <br />approval required). <br /> <br />(2) <br /> <br />A runoff study by a civil engineer based on a <br />storm of a ten year frequency. Show existing <br />and proposed facilities and methods of draining <br />this area and tributary areas without exceeding <br />the capacity of any street, on-site or off-site. <br />Pad elevations to be one foot above the center <br />line of Sunflower Avenue. <br /> <br />(3) <br /> <br />A final grading plan and an on-site drainage <br />flow plan showing the direction of flow to the <br />adjacent streets when this property is developed. <br />Plan is to include existing and proposed eleva- <br />tions at the property lines. <br /> <br />D. Provide street easements for: <br /> <br />(1) Bear Street for a width of 50 feet from center <br /> line to property line, or as required by Depart- <br /> ment of Public Works. <br /> <br /> <br />
