RESOLUTION ~72-16 GRANTING APPEAL #286 AND <br />APPROVING VARIANCE APPLICATION 71-52 FILED <br />BY G.L.A. DEVELOPMENT COMPANY <br /> <br /> BE IT RESOLVED: That the City Council of the City of <br />Santa Ana does hereby grant appeal #286 and approves VA 71-52 <br />filed by the G. L. A. Development Company to allow construc- <br />tion of an 84 unit apartment development in the R 1 District <br />located at 5140 W. McFadden, Santa Aha, subject to the fol- <br />lowing conditions: <br /> <br />1. That all conditions of the Building and Fire <br /> Departments be met. <br /> <br />That a landscape plan be submitted to and <br />approved by the Planning Department, includ- <br />ing the provisions of Sec. 41-618 of the <br />Zoning Ordinance, and that said landscaping <br />be implemented and be continuously maintained. <br /> <br />3. That any trash areas be enclosed in accordance <br /> with the Planning Department standards. <br /> <br />That there be a minimum 15 feet between main <br />dwellings, clear of balconies, landings or <br />stairways. <br /> <br />Submit to the Department of Public Works, for <br />their approval, an acceptable final grading <br />plan or an on-site drainage plan or both, show- <br />ing the direction and means of flow to the <br />adjacent street(s) or channel(s) when this <br />property is developed. Plan is to include <br />existing and proposed elevations at the <br />property lines. Applicants should check <br />with the Department of Public Works for <br />extent of study needs. <br /> <br />Submit to the Department of Public Works a <br />runoff study based on a storm of a ten-year* <br />frequency to show existing and proposed fa- <br />cilities and methods of draining this site <br />and tributary areas without exceeding the <br />capacity of any street, on-site or off-site. <br /> <br />*twenty-five for sump condition. <br /> <br />7. Dedicate vehicular access rights. <br /> <br />Provide construction plans for required <br />street improvement, and for storm drain <br />system. <br /> <br />9. Pay drainage assessment fee. <br /> <br />10. Pay City water main charges. <br /> <br />11. Pay water service connection charges. <br /> <br />12. Pay street lighting deposit for future <br /> street lights. <br /> <br />13. Pay street tree charges. <br /> <br />- 1 - <br /> <br /> <br />
