14. <br /> <br />Comply with applicable conditions of pre- <br />viously approved tract map or parcel map <br />pertaining to this site. <br /> <br />15. Tree wells. <br /> <br />Construct necessary sewer facilities as re- <br />quired by the Department of Public Works. <br /> <br />Ail plans and surveys for required public <br />improvements shall be prepared under the <br />direction of a registered Civil Engineer <br />and shall be submitted to the Department <br />of Public Works for approval. <br /> <br />Ail public improvement construction shall be <br />subject to inspection and approval by the <br />Department of Public Works. <br /> <br />Ail elevations shall be referenced to the 1958 <br />Orange County Survey Datum. <br /> <br />Required property dedications shall be ini- <br />tiated by the owner, through the Department <br />of Public Works, at least four weeks prior <br />to application for a building permit, or use <br />applicable, to avoid delay. <br /> <br /> 21. In certain cases, the City will reimburse <br /> owner for eligible street improvement costs. <br /> Owner is advised to contact the Department of <br /> Public Works for information regarding this <br /> reimbursement policy. <br />22. Submit revised plot plan showing project with <br /> minimum 50% open space and a density not to <br /> exceed 21 units per acre. <br /> <br />23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />No two-story units to be constructed within <br />60 feet of single family property lines to <br />the east. <br /> <br />No units to be constructed closer tha~ 15 feet <br />of service station site boundary. <br /> <br />Screen trees to be planted along 302' service <br />station site boundary in addition to 6' masonry <br />wall. Screen trees to be minimum 10' high when <br />planted. <br /> <br />Ail offstreet parking not under cover to be <br />screened from view of surrounding risidents <br />or tenants of the project by a 6' high, solid <br />wall. Offstreet parking to be screened from <br />street by 6' solid walls. All exterior boun- <br />dary walls to be masonry except where carports <br />are shown. <br /> <br />- 2 - <br /> <br /> <br />
