16. <br /> <br />17. <br /> <br />The <br /> <br />A. <br /> <br />G. <br /> <br />H. <br /> <br />I. <br /> <br />All elevations shall be referenced to the 1958 Orange <br />County Survey Datum. <br /> <br />Required property dedications shall be initiated by the <br />owner, through the Department of Public Works, at least <br />four weeks prior to application for a building permit, <br />or use as applicable, to avoid delay. <br /> <br />following requirements must also be met: <br /> <br />Submit a revised plot plan showing: <br /> <br />(1) an additional five offstreet parking spaces. <br /> <br />(2) entire auto storage area paved. <br /> <br />The impound portion of the yard shall be screened from ad- <br />jacent properties and public streets by a masonry wall and <br />solid gates to a height of not less than eight (8) feet, <br />nor more than twelve (12) feet. Gates shall be kept closed <br />when not in use. <br /> <br />The storage of wrecked vehicles and salvage materials shall <br />not be piled higher than the wall or gate at any point on <br />the site. <br /> <br />Elevations and construction plans of the walls and gates <br />shall be submitted to the Planning Dept. for approval prior <br />to construction. <br /> <br />No salvage materials, wrecked automobiles or impound vehicles <br />shall be temporarily or permanently stored outside the solid <br />fences or walls surrounding the vehicle storage yard. <br /> <br />There is to be no wrecking or dismantling of vehicles or <br />sale of vehicle parts. <br /> <br />2A-10Bc dry chemical extinguishers shall be located in the <br />building within 75' of travel. <br /> <br />Fence gates shall be locked only with padlocks. <br /> <br />The following requirements are also to be complied with prior <br />to the issuance of a building permit: <br /> <br />(1) Submit a parcel map on the total property and comply <br /> with all Council approved conditions. <br /> <br />(2) Provide storm drain easement. <br /> <br />J. Details of requirements: <br /> <br />(1) Dedications <br /> <br />(a) Hathaway Street <br /> <br />Street easement for a width of 30 feet from <br />center line to property line and to include <br />an elbow as required by the Department of <br />Public Works at the southwest corner of <br />Hathaway Street and Hunter Street. <br /> <br />Drainage easement over the southerly ten feet <br />of this property. <br /> <br />-2- <br /> <br /> <br />
