13. The following requirements must also be met: <br /> <br />A. That a minimum 3' wide landscaped planter and 4' <br />high wall be constructed along 18th Street except <br />at the existing driveway. These shall comply with <br />the requirements of Section 41-611 b (5) i & ii of <br />the Zoning Code. <br /> <br />B. That 6' high masonry walls be constructed along the <br /> subject property lines of the subject lot where they <br /> abut the parking area. <br /> <br />C. That no structures of any kind be erected upon the <br />subject property as long as the variance is in effect. <br /> <br />D. That all parking spaces on both lots conform to City <br />standards. <br /> <br />E. That any other requirements of the B (Parking Modifi- <br />cation District) be complied with. <br /> <br />F. The following requirements are also to be complied <br /> with prior to the issuance of a building permit: <br /> <br />(1) NOTE: There is a wall of an existing City <br />owned building on part of the property where the <br />new addition is proposed. <br /> <br />(2) Submit a revised plot plan showing that wall <br />of City owned building may he removed only by the <br />City and dedication of the alley for 10 feet from <br />center line to property line. <br /> <br />G. Details of Requirements: <br /> <br /> Dedications <br /> (a) alley <br />1. For 10 feet from center line to property <br /> line. <br /> <br /> (b) 17th Street <br />1. Vehicular access rights <br /> <br />(2) <br /> <br />Improvements <br /> (a) 18th Street <br />1. Replace existing sidewalk and place street <br /> tree. <br /> <br />(b} 17th Street <br />1. Close existing drive approach to City <br /> standards <br /> <br />NOTE: The applicant should investigate standard fees for <br /> future ornamental street lights, street trees, etc. <br /> <br /> <br />
