RESOLUTION 72-95 <br /> <br />RESOLUTION OF THE CITY COUNCIL OF SANTA <br />ANA UPHOLDING THE DECISION OF THE PLANNING <br />COP~4ISSION AND GRANTING VARIANCE APPLICA- <br />TION 72-45 FILED BY ARNOLD B. GASSER <br /> <br /> BE IT RESOLVED: That based upon "Finding of Fact VA- <br />72-45" of the Planning Commission, the City Council of the City <br />of Santa Ana does hereby grant VA 72-45 filed by Arnold B. <br />Gasser, to construct 39 townhouse units in the C 1 District at <br />1426 South Sullivan Street, Sance Ana, subject to the following <br />conditions: <br /> <br />That all conditions of the Building and Fire Departments <br />be met. <br /> <br />That a landscape plan, including the provisions of Sec. <br />41-618 of the zoning Ordinance, be submitted to and <br />approved by the Planning Department and that said <br />landscaping plan be implemented and continuously main- <br />tained. <br /> <br />That any trash areas be enclosed in accordance with the <br />Planning Department standards. <br /> <br />That there be a minimum 15 feet between main dwellings, <br />clear of balconies, landings or stairways. <br /> <br />Submit to the Department of Public Works, for their <br />approval, an acceptable final grading plan or an on-site <br />drainage plan or both, showing the direction and means <br />of flow to the adjacent street(s) or channel(s) when <br />this property is developed. Plan is to include existing <br />and proposed elevations at the property lines. Applicants <br />should check with the Department of Public Works for <br />extent of study needs. <br /> <br />6. Provide construction plans for: <br /> <br />a. required street improvement. <br /> <br />7. Pay City water main charges. <br /> <br />8. Pay water service connection charges. <br /> <br />9. Pay street lighting deposit for future street lights. <br /> <br />10. Pay street tree charges. <br /> <br />11. Construct necessary street improvements: <br /> <br />a. paving, <br />b. curb and gutter, <br />c. sidewalk, <br />d. driveway. <br /> <br />12. Repair or replace existing street improvements to City <br /> standards: <br /> <br />a. sidewalk. <br /> <br />13. Construct necessary storm drain facilities as required <br /> by the Department of Public Works. <br /> <br />14. <br /> <br />Ail plans and surveys for required public improvements <br />shall be prepared under the direction of a registered <br />Civil Engineer and shall be submitted to the Department <br /> <br /> <br />
