RESOLUTION NO. 73-31 <br /> <br />24. The following requirements are also to be complied <br /> with prior to the issuance of a building permit: <br /> <br />(a) <br /> <br />File a parcel map with the City showing the <br />total property which includes adjacent easterly <br />property (145' x 90'). <br /> <br />(b) Obtain water service from the City of Santa <br /> Ana from McFadden Avenue. <br /> <br />25. Details of Requirements: <br /> <br />(a) Dedications <br /> <br />Street easements <br /> <br />(1) Newhope Street for a width of 40 feet from <br /> center line to property line. <br /> <br />(2) McFadden Avenue for a width of 40 feet from <br /> center line to property line. <br /> <br />Vehicular access rights <br /> <br />(1) To Newhope Street except at the northerly <br /> 30 feet. <br /> <br />(2) To McFadden Avenue except at the west 18 <br /> feet of the east 21 feet. <br /> <br />(b) Improvement Plans <br /> <br />(1) Newhope Street <br />(2) McFadden Avenue <br /> <br />(b) Improvements <br /> <br />(1) <br /> <br />Newhope Street with pavement to meet <br />existing pavement, curb and gutter at <br />32 feet east of the center line and full <br />width sidewalk with tree wells and trees. <br /> <br />(2) <br /> <br />McFadden Avenue with pavement to meet <br />existing pavement, curb and gutter at 32 <br />feet south of the center line and full <br />width sidewalk with tree wells and trees. <br /> <br />NOTE: <br /> <br />The applicant should be advised that curbside <br />parking on Newhope Street and McFadden Avenue <br />will not be permitted at the subject location. <br /> <br />26. <br /> <br />2A rated fire extinguishers shall be located on each <br />story and within 100 feet of travel distance from <br />any area of each building. <br /> <br />27. Planter in west driveway shall be removed to provide <br /> at least twenty (20) feet in clear width. <br /> <br />28. <br /> <br />Plans of the above two conditions shall be submitted <br />to the Fire Department for approval prior to issuance <br />of a building permit. <br /> <br />-3- <br /> <br /> <br />
