RESOLUTION NO. 73-31 <br /> <br />13. Pay City water main charges. <br /> <br />14. Pay water service connection charges. <br /> <br />15. Pay street lighting deposit for future street lights. <br /> <br />16. Pay street tree oharges. <br /> <br />17. Construct necessary street improvements: <br /> <br />a. paving, <br />b. curb and gutter, <br />c. sidewalk, <br />d. driveway, <br />3. tree wells. <br /> <br />18. Construct necessary sewer facilities as required <br /> by the Department of Public Works. <br /> <br />19. <br /> <br />Ail plans and surveys for required public improve- <br />ments shall be prepared under the direction of a <br />registered Civil Engineer and shall be submitted <br />to the Department of Public Works for approval. <br /> <br />20. <br /> <br />Ail public improvement construction shall be subject <br />to inspection and approval by the Department of <br />Public Works. <br /> <br />21. Ail elevations shall be referenced to the 1958 Orange <br /> County Survey Datum. <br /> <br />22. <br /> <br />Required property dedications shall be initiated by <br />the owner, through the Department of Public Works, <br />at least four weeks prior to application for a <br />building permit, or use as applicable, to avoid <br />delay. <br /> <br />23. <br /> <br />Submit a revised plot plan to the Planning Department <br />indicating revisions as required by the following <br />conditions: <br /> <br />(a) Number of units be limited to 10 units on the <br /> entire property 1.06 acres, including the <br /> single family unit that is to remain. <br /> <br />(b) <br /> <br />6' high block wall be required on all interior <br />property lines - reduced in height to 4' within <br />20 feet of street property lines. <br /> <br />(c) Swimming pool be constructed at time units are <br /> constructed. <br /> <br />(d) <br /> <br />Ail units to have private open space with <br />minimum balcony size of 45 square feet and <br />minimum patio size of 72 square feet. <br /> <br />(e) There be a minimum of 50% open space. <br /> <br />(f) <br /> <br />Parcel Map be recorded on entire 1.06 acres <br />combining it into one parcel. In addition, a <br />covenant to run with the land shall be recorded <br />indicating the property cannot be divided in <br />the future.
