Required property dedications shall be initiated by <br /> the owner, through the Department of Public Works, at <br /> least four weeks prior to application for a building <br /> permit, or use as applicable, to avoid delay. <br /> <br />22. No additional openings in existing median island <br /> will be allowed except as approved on the plot plan. <br /> <br />The following requirements must also be met: <br /> <br />A. Development be according to the approved revised plot <br /> plan. <br /> <br />Be <br /> <br />Development conform to all provisions of the R 4 <br />District, including site plan review procedure, <br />except for the waiver of the setbacks if provided for <br />by the conditions of this variance. <br /> <br />C. Land- <br />scape plans, plot plans and elevations of carports to <br />be approved by the Planning Department when submitted <br />by the applicant. The 30' landscape strip to contain <br />berms and dense landscaping. Height and design of <br />berm and landscaping shall meet with the approval of <br />the Planning Department. <br /> <br />E. Development maintain a maximum of 51% land coverage. <br /> <br />F. Unit size to meet R 4 Ordinance requirements. <br /> <br />Ge <br /> <br />A 6' high concrete block wall be constructed adjacent <br />to the City Park on Mabury Street. Block wall behind <br />parking in the R 1 area shall be subject to the approval <br />of the Planning Department and shall be 6' high outside <br />of wall. <br /> <br />A concrete block wall approximately 4' in height or <br />similar screening device shall be constructed between <br />the parking lot on Cabrillo Park Drive and the street. <br />Said screening device to be located subject to Planning <br />Department approval. <br /> <br />I. Bumper stops be provided in all parking areas. <br /> <br />J. Location and design of master TV antennas shall meet <br /> with the approval of the Planning Department. <br /> <br />Ke <br /> <br />Block wall or similar screening device on 15th Street <br />minimum 4' in height along all open parking except at <br />enclosed carports. All carports to be enclosed with <br />a concrete block wall along 15th Street. <br /> <br />Elevations and design for the building located in the <br />R 1 zone shall be required subject to the approval of <br />the Planning Dept. <br /> <br />The following requirements of the Department of Public Works <br />and Fire Department must be met: <br /> <br /> <br />
