RESOLUTION NO. 73-61 <br />Page 4 <br /> <br />PUBLIC WORKS <br /> <br />A. The following requirements are also to be complied <br /> with prior to the issuance of a building permit: <br /> <br />Comply with all Council approved conditions for <br />PM 785. <br /> <br />B. Dedications <br /> <br />1) <br /> <br />Cabrillo Park Drive: Vehicular access rights <br />except at driveway locations as shown on the <br />approved plan. <br /> <br />2) <br /> <br />Fifteenth St.: Street easement for a width of <br />30 feet from center line to property line to- <br />gether with a 15-foot radius spandrel at the <br />southeast corner of Fifteenth Street and Mabury <br />Street and a 25-foot radius spandrel at the <br />southwest corner of Fifteenth Street and Cabrillo <br />Park Drive. <br /> <br />3) <br /> <br />Mabury Street: Street easement for a width of 30 <br />feet from center line to property line. <br /> <br />C. Improvement Plans <br /> <br />1) Fifteenth Street <br />2) Mabury Street <br /> <br />D. Improvements <br /> <br />1) <br /> <br />Cabrillo Park Drive: Drive approaches to be to <br />City standards. <br /> <br />2) <br /> <br />Fifteenth Street: Pavement to the center line, <br />curb and gutter at 22 feet south of the center <br />line, and full width sidewalk. <br /> <br />3) <br /> <br />Mabury Street: Pavement to meet existing pavement, <br />curb and gutter at 20 feet east of the center line <br />and full width sidewalk. <br /> <br />NOTE: <br /> <br />Developer to install water system in Fifteenth Street at <br />his sole expense and dedicate said system to the City <br />of Santa Ana. <br /> <br />The applicant should be advised that curb side parking on <br />Cabrillo Park Drive will not be permitted at the subject <br />location. <br /> <br />FIRE DEPARTMENT <br /> <br />2A rated fire extinguishers shall be located on each story <br />and within 100 feet of travel distance from any area of <br />each building. <br /> <br />A water main system capable of delivering 2,000 gallons <br />per minute from approved hydrants located not more than <br />500 feet apart, shall be provided. Hydrants shall be <br />installed to conform to City Improvement Standard #403 and <br />painted chrome yellow. This system shall be placed in <br />service prior to the commencing of any combustible <br />construction. <br /> <br /> <br />
