RESOLUTION NO. 74-12 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA UPHOLDING THE DECISION OF THE <br />PLANNING COMMISSION OF THE CITY OF SANTA ANA <br />AND APPROVING CONDITIONAL USE PERMIT 73-17 <br />FILED BY THE EPM HUNT COMPANY <br /> <br /> BE IT RESOLVED: That the City Council hereby receives <br />and files the Negative Declaration for CUP 73-17 and hereby <br />finds that even though the proposed project may have a signi- <br />ficant effect on the environment, the project is a lesser <br />and included part of Conditional Use Permit 73-10 for which <br />an Environmental Impact Report was approved by the City Council <br />for this project on June 25, 1973. <br /> <br /> BE IT FURTHER RESOLVED: That based upon the Findings <br />of Fact of the Planning Commission of the City of Santa Ana, and <br />the Findings of Fact set forth herein, the City Council of the <br />City of Santa Ana does hereby grant CUP 73-17 filed by the EPM <br />Hunt Company, 4211 W. First Street, Santa Ana, California, to <br />amend CUP 73-10 to allow sales and display of models for mobile <br />homes within the mobile home park located at the aforesaid <br />address, subject to the following conditions: <br /> <br /> 1. That development be approved according to the <br />approved plot plan, except for minor modifications approved <br />by the Planning Department. <br /> <br /> 2. That all conditions of the Building Department be <br />met. <br /> <br /> 3. That a landscape plan be submitted to and approved <br />by the Planning Department, including the provisions of Section <br />41-618 of the Zoning Ordinance (prior to the issuance of a <br />building permit) and that said landscaping be implemented (prior <br />to utility release) and be continuously maintained. <br /> <br />4. That all conditions of the Fire Department be met. <br /> <br />5. Comply with all conditions of CUP 73-10. <br /> <br /> 6. Sales on site shall be for a period of time not to <br />exceed one year from the opening of the first models. An exten- <br />sion of time not to exceed an additional six (6) months may <br />be granted by the Planning Department. Sales on site shall not <br />continue after all mobile home sites are leased. In no case <br />shall more than one mobile home sale be permitted for each <br />leasable site. No sales for off-site locations shall be <br />permitted. <br /> <br /> BE IT FURTHER RESOLVED: That the City Council hereby <br />makes the following findings of fact for CUP 73-17: <br /> <br /> 1. The proposed use under CUP 73-17 is necessary and <br />desirable to provide a service facility which will contribute <br /> <br /> <br />
