RESOLUTION NO. 74-12 <br />PAGE TWO <br /> <br />to the general well-being of the neighborhood and community. <br /> <br /> 2. The proposed use under CUP 73-17 will not, under the <br />circumstances of the particular case, be detrimental to the <br />health, safety, and general welfare of the persons residing <br />or working in the vicinity or injurious to property or <br />improvements in the vicinity. <br /> <br /> 3. The proposed use under CUP 73-17 will comply with <br />the regulations and conditions specified in Chapter 41 of <br />the Santa Ana Municipal Code for such a use. <br /> <br /> 4. The granting of this CUP 73-17 will not adversely <br />affect the General Plan of the City of Santa Ana. <br /> <br /> 5. The proposed mobile home park development is a <br />lesser included part of another project for which an Environ- <br />mental Impact Statement or Preliminary Environmental Description <br />having previously been submitted, and said project and state- <br />ment was approved by Council on June 25, 1973; and <br /> <br /> 6. The proposed use under CUP 73-10 and as <br /> amended by CUP 73-17 is in the C2 and A1 zoning districts <br />as provided by City of Santa Ana's municipal zoning ordinances <br />and codes; and <br /> <br /> 7. The proposed use provides for the sale and display <br />ofmodels for mobile homes within a mobile home park develop- <br />ment to be known as LAKE PARK SANTA ANA at 4211 W. First <br />Street, in the City of Santa Ana; and <br /> <br /> 8. The proposed development will contain lots for <br />193 mobile homes on approximately 24 acres of land owned by <br />the developers, EPM HUNT COMPANY, together with recreation <br />facilities, parkways, common areas, storage and other features <br />unique to developments by developers; and <br /> <br /> 9. The proposed mobile park development is surrounded <br />on the north by vacant land and residential development, on <br />the east by a well drilling contractor's yard, on the south <br />by a mobile home park and vacant land, and on the west by <br />single family residential land and trailer storage; and <br /> <br /> 10. The proposed development is located on First <br />Street, which is a planned arterial highway; and <br /> <br /> 11. The proposed developers desire an all adult <br />mobile home community designed to provide aesthetic excellence <br />and to be environmentally acceptable and recognizable as an <br />outstanding mobile home community; and <br /> <br />12.
