RESOLUTION NO. 74-12 <br />PAGE THREE <br /> <br />developers desire to retain and maintain exclusive control <br />of their land and the proposed development by an "In Park <br />Sales Program"; and <br /> <br /> 13. The proposed use under CUP 73-17 contemplates <br />this "In Park Sales Program" and potential tenants of the <br />mobile home park will be given opportunity to select a new <br />mobile home from 8 to 10 mobile home manufacturers whose <br />mobile homes will be located in the development, and by such <br />program, customers will be able to see exactly how a parti- <br />cular home will look when constructed and placed in the park <br />in its normal environment and setting. Customers will also <br />be able to inquire into and see the types of porches, patios, <br />awnings, skirtings, concrete, fencing, and landscaping required <br />by the developer in the purchase and construction of the home; <br />and <br /> <br /> 14. The proposed mobile home park development has <br />many unique lot configurations requiring special consideration <br />for installation and set up and these considerations require <br />reversing floor plans, installation of special equipment, <br />construction of special wall figurations, precise placement of <br />homes, all within the exclusive knowledge of developers; and <br /> <br /> 15. The proposed use under CUP 73-17 providing <br />for an "In Park Sales Program" has been used by developers <br />successfully in a recent development located in Yorba Linda, <br />California. In addition to being thoroughly familiar with the <br />development of mobile home parks and sale of mobile homes, <br />developers have been licensed by the State of California as <br />Mobile Home Dealers (#TR484) and California Contractors <br />License C-61 (#287637) pertaining to installation of mobile <br />homes, bringing it entirely in compliance with SB 261 (1973) <br />enacted by the legislature of the State of California and <br />becoming effective January 1, 1974; and <br /> <br /> 16. The proposed mobile home park developers intend <br />not only to develop the park, but also continue to own and <br />operate the park indefinitely; and <br /> <br /> 17. The developers by being able to sell the mobile <br />home to the new tenant and aid the tenant in the installation <br />and set-up of his new home will also be able to provide a <br />continuing service to the tenant, even after the initial <br />development and sales program are completed; and <br /> <br /> 18. The proposed use under CUP 73-17 contemplates <br />only the sale of 193 mobile homes. After the initial sales <br />program is completed, developers will not maintain a sales <br />staff or program at this development, however, developers <br />and its staff will aid home owners in the resale of their <br />home and will guarantee the right of the homeowner to sell <br /> <br /> <br />
