RESOLUTION NO. 74-55 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA UPHOLDING THE DECISION <br />OF THE PLANNING COMMISSION AND GRANTING <br />VARIANCE APPLICATION NO. 73-62 FILED BY <br />THE FIRST WESTERN BANK AND TRUST COMPANY <br /> <br /> BE IT RESOLVED: That based upon the Findings of Fact <br />of the Planning Commission, and based on the evidence presented <br />at a public hearing held on April 1, 1974, the City Council of <br />the City of Santa Ana does hereby grant Variance No. 73-62 filed <br />by the First Western Bank and Trust Company, 1622 North Main <br />Street, Santa Ana, California, to allow town house development <br />in the R 2-PRD and R 1-PRD Districts with less than the required <br />open space, subject to the following conditions: <br /> <br /> 1. That development be according to the approved plot plan, <br />except for minor modifications approved by the Planning Depart- <br />ment. <br /> <br />2. That all conditions of the Building Department be met. <br /> <br /> 3. That a landscape plan be submitted to and approved by <br />the Planning Department, including the provisions of Sec. 41-618 <br />of the Zoning Ordinance (prior to issuance of a building permit) <br />and that said landscaping be implemented (prior to utility re- <br />lease) and be continuously maintained. <br /> <br /> 4. That any trash areas be enclosed in accordance with the <br />Planning Department standards. <br /> <br /> 5. That there be a minimum 15 feet between main dwellings, <br />clear of balconies, landings or stairways. <br /> <br /> 6. That a screening plan for mechanical equipment or appur- <br />tenances be submitted to and approved by the Planning Department. <br /> <br />7. That all conditions of the Fire Department be met. <br /> <br /> 8. Submit to the Department of Public Works, for their <br />approval, an acceptable final grading plan or an on-site drain- <br />age plan, or both, showing the direction and means of flow to the <br />adjacent street(s) or channel(s) when this property is developed. <br />Plan is to include existing and proposed elevations at the proper- <br />ty lines. Applicants should check with the Department of Public <br />Works for extent of study needs. <br /> <br />9. Dedicate required street or alley right of way. <br /> <br />10. Dedicate vehicular access rights. <br /> <br />11. Provide construction plans for: <br /> <br />a. required street improvement. <br /> <br />12. Pay drainage assessment fee. <br /> <br />13. Pay Sanitation District No. 7 fee. <br /> <br />14. Pay City water main charges. <br /> <br />15. Pay water service connection charges. <br /> <br />16. Pay street tree charges. <br /> <br /> 17. Comply with applicable conditions of previously approved <br />tract map or parcel map pertaining to this site. <br /> <br /> <br />
