Construct necessary street improvements: <br /> <br />a. paving <br /> <br />b. curb and gutter <br /> <br />c. sidewalk <br /> <br />d. driveway <br /> <br />e. tree wells <br /> <br /> 19. Construct necessary sewer facilities as required by <br />the Department of Public Works. <br /> <br /> 20. Provide for installation of approved street lighting <br />with underground service on all street frontages unless other- <br />wise noted. <br /> <br /> 21. Ail plans and surveys for required public improvements <br />shall be prepared under the direction of a registered Civil <br />Engineer and shall be submitted to the Department of Public <br />Works for approval. <br /> <br /> 22. Ail public improvement construction shall be subject <br />to inspection and approval by the Department of Public Works. <br /> <br /> 23. Ail elevations shall be referenced to the 1958 Orange <br />County Survey Datum. <br /> <br /> 24. Required property dedications shall be initiated by <br />the owner, through the Department of Public Works, at least four <br />weeks prior to application for a building permit, or use as <br />applicable, to avoid delay. <br /> <br />25. The following requirements must also be met: <br /> <br /> A. Plans and elevations shall be submitted to the Planning <br />Department for approval. <br /> <br /> B. Covenants conditions and restrictions be recorded prior <br />to the issuance of building permits to guarantee permanent main- <br />tenance of open space and all buildings. Said CC & R's shall <br />meet the approval of the Planning Department and the City Attor- <br />ney. The City shall be a party to said CC & R's. <br /> <br /> C. That automatic garage door openers be provided for all <br />garages. <br /> <br /> D. That a minimum age limit of 14 years be incorporated in <br />the CC & R's. <br /> <br />Public Works <br /> <br /> A. The following requirement is also to be complied with <br />prior to the issuance of a building permit: <br /> <br />1) Pay sewer assessment fee of $4.09 per front foot along <br /> Santa Clara Avenue. <br /> <br />B. Details of Requirements - <br /> <br />1) Dedications - Santa Clara Avenue <br /> <br />a) Street easement for a width of 40 feet from center- <br /> line to property line. <br /> <br />b) Vehicular access rights except at approved drive. <br /> <br /> <br />
