RESOLUTION NO. 74-156 <br />PAGE TWO <br /> <br />8. That the existing water heater and air conditioning <br />unit, with any and all other mechanical appurtenances, <br />be placed in a separate room to be incorporated within <br />the second floor addition. ( Subject to the approval <br />of the Department of Building Safety and Housing). <br /> <br />g. That all air vents on the north elevati:on of the <br />building be relocated to the roof. If for any reason <br />it is not possible to relocate the vents, they will be <br />repaired and replaced with some type of decorative <br />vents. <br /> <br />10. That the gutter and downspouts along the northern <br />section of the roof be placed or relocated so that no <br />runoff will flow onto property to the north. In addi- <br />tion, the drainage from the loading area will be diverted <br />under the sidewalk and into the gutter along Eastwood <br />Street. All washing of trucks will be restricted to the <br />south parking lot facing Fourth Street. <br /> <br />11. That landscaping conform to the plot plan and <br />other stipulated conditions of approval. <br /> <br />12. That construction hours be restricted to 7:00 a.m. <br />to 5:00 p.m. seven days a week. (S.A.M.C. Sec. 18-309(10) <br />to prevail on weekend days) <br /> <br />13. The parking lot on the Fourth Street frontage <br />shall be redesigned to accommodate the required 25' <br />spandrel at the corner of Fourth Street and Eastwood <br />Street subject to approval by the Planning Department. <br /> <br /> The following conditions of the Planning Department and <br />Public Works Department must also be met: <br /> <br />A. PLANNING DEPARTMENT <br /> <br />1. That a landscape plan be submitted to and approved <br />by the Planning Department, including the provisions <br />of Sec. 41-618 of the Zoning Ordinance (prior to issuance <br />of a building permit) and that said landscaping be im- <br />plemented (prior to utility release) and be continuously <br />maintained. <br /> <br />2. That any trash areas be enclosed in accordance <br />with the Planning Department standards. <br /> <br />B. PUBLIC WORKS <br /> <br /> Prior to the Issuance of a Buildin9 Permit <br /> <br /> 1. Dedicate required street or alley right of way. <br /> <br />2. Dedicate vehicu]ar access rights. <br /> <br />3. Pay street lighting deposit for future street lights. <br /> <br /> <br />
