Construct necessary street improvements: <br /> <br /> a. paving <br /> b. curb and gutter <br /> c. sidewalk <br /> d. driveway <br /> e. tree wells <br /> <br /> 9. Construct necessary sewer facilities as <br />the Department of Public Works. <br /> <br /> 10. <br /> <br /> 11. <br />channel. <br /> <br /> 12. <br /> <br />required by <br /> <br />Close existing driveways as required to City standards. <br />Install approved protective fencing along flood control <br /> <br /> Ail plans and surveys for required public improvements <br />shall be prepared under the direction of a registered Civil En- <br />gineer and shall be submitted to the Department of Public Works <br />for approval. <br /> <br /> 13. Ail public improvement construction shall be subject <br />to inspection and approval by the Department of Public Works. <br /> <br /> 14. Ail elevations shall be referenced to the 1958 Orange <br />County Survey Datum. <br /> <br /> 15. Required property dedications shall be initiated by the <br />owner, through the Department of Public Works, at least four <br />weeks prior to application for a building permit, or use as ap- <br />plicable, to avoid delay. <br /> <br />The following requirements must also be met: <br /> <br /> 1. Ail alcoholic beverages shall be sold and consumed <br />within the clubhouse building. <br /> <br /> 2. Ail lights on courts shall be located in such a manner <br />as not to reflect on adjacent residential property. <br /> <br /> 3. Court fence shall be not higher than 10' in height within <br />20' of Euclid Street. <br /> <br /> 4. Elevations of building shall meet with the approval of <br />the Planning Department. <br /> <br /> 5. Play area to be expanded. Parking stall adjacent to <br />play .area to be eliminated and incorporated into said play area. <br /> <br /> <br />
