Prices ranged from a <br />$S1,950 (927 square feet, two bedroom, one bath) home at <br />Countryside-Lake Forest to a $265,000 (S,400 square feet, four <br />bedroom, S½ bath) home at Promentory Bay in Newport Beach. <br /> <br /> The average base price of the single-family (detached) <br />dwelling units was $55,176 in Santa Ann and. $65,5~2 in the <br />south and east Orange County area (includes Santa Ann). The <br />average base price of condominium and planned unit development <br />dwelling units was $S4,?0S in Santa Ann and $§2,2S9 in the <br />south and east Orange County area. As illustrated in Tables <br />V-4, V-§, and V-6,. the averag$ selling price of a new single- <br />family (detached) dwelling Unit in 0range County was approxiz <br />mately $55,500 and the average selling price of a new condo- <br />minium unit was approximately <br /> <br /> These facts illustrate that Santa Aha tends to have a <br />lower unsold inventory of new dwelling units, and that new units <br />sell for less than in the County as ~ whole. If these trends <br />persist, Santa Aha will continue to capture a larger portion of <br />the relatively low-priced housing stock in the County and. tend <br />to concentrate a larger portion of lower-income groups in the <br />City.' <br /> <br /> Comparing Table IV-6 (Percentage Distribution of Income <br />Before Taxes in the ~anta Ann Housing Submarket Area) and <br />Table V~7 (Orange County Itemized Housing Expenditures Based on <br />Median Housing Prices and Monthly Costs), approximately 96 <br />percent of the families presently living in Santa Aha were <br />unable to afford the average priced new single family dwelling <br />unit offered for sale in O~ange County during 1974. Regarding <br />planned unit developments, comparing Tables IV-6 and V-5, <br />approximately 81 percent of the families presently living in <br />Santa Aha were unable to afford the average-priced new PUD <br />dwelling unit offered for sale in the County during 1974. <br /> <br /> As illustrated by the data, the Orange County housing <br />market conditions and incomes of residents of Santa Aha combine <br />to (1) constrain low-income families in Santa Aha, and (2) <br />relocate presently non-Santa Aha, low-income residents in <br />Santa Aha. Since low-income families have a smaller amount of <br />money to spendon maintenance, repair, and rehabilitation of' <br />units, the present, worsening conditions tend to accelerate <br />deterioration of Santa Ann's housing stock. <br /> <br />HOUSING NEEDS <br /> <br /> As indicated earlier, When a household <br />acquires a home or apartment, it obtains much <br />more than a dwelling.
