ComparableApplications or Circumstances: <br /> <br />Mobile home park to the south is in the City of Garden <br />Grove. <br /> <br />CUP 74-1 for a mobile home park was denied on the sub- <br />ject Property in 1974. The denial by the Planning Com- <br />mission was not appealed. <br /> <br />E. Surrounding Zoning: See attached SDM.~ ' <br /> <br />F. Present Use: Vacant. <br /> <br />3. General Plan Compatibility: <br /> <br />General Plan indicates medium density residential 8 to 15 <br />units per acre. (It should be noted that property to the <br />northand west is zoned M1.) <br /> <br />4. Subject to the following conditions: <br /> <br />A. Planning: 2, 3, 4, 13, 14 <br /> <br />Public Works: 1, 3, 5, 8a, 10, 13', 15, 17, 2la, b, c, <br />d, 23, 25, 26, 27, 40, 41, 42, 43 <br /> <br />*Orange County Sanitation District 92 <br /> <br />5. The following requirements must also be met: <br /> <br />A minimum 15 foot landscape strip be maintained along <br />the west and north property lines inside of mobile <br />home park. <br /> <br />An 8 foot high decorative block ,wall be constructed <br />along the north and west property lines. A ~ foot <br />high decorative wall be constructed along the east <br />and south property lines. <br /> <br />Decorative wall design shall meet the approval of the <br />Planning Department. <br /> <br />Five foot landscape strip be maintained along the <br />street property line between the 6 foot wall and the <br />street. <br /> <br />That the 15 foot wide planter located along the north <br />and west property line be planted with trees or shrubs <br />6 feet on center which have a vertical growth habit. <br />These trees or shrubs shall all be 5 gallon size or <br />larger. <br /> <br />F.
