Price <br /> <br />ADDRESS & ZONING: 122 East Seventeenth Street <br /> AP 006-011-21 <br /> <br />C1 District <br />SDM 7-5-9 <br /> <br />EX PURPOSE: To waive a portion of the required parking in con- <br /> nection with an addition to an existing restaurant. <br /> <br />ZONING ADMINISTRATOR'S DECISION: Denied 8/21/75 11~00 a.m. <br /> <br />DETAILS OF PROPOSAL: <br /> <br />1. Description of Proposal <br /> <br />The site contains an existing 3,450 square foot restaurant <br />with a capacity for 100 people. The proposal is to add a <br />cocktail lounge onto the west end of the building which will <br />have approximately 900 square feet and will provide for an <br />additional 30 people. The total capacity would then be <br />130 people. <br /> <br />Based upon the Code, the offstreet parking requirement is <br />35 spaces. The applicant's plot plan shows 32 spaces, one <br />of which does not meet City standards, leaving a total of <br />31 spaces provided, or a shortage of four spaces. The <br />minor exception application could allow a 20% waiver or, <br />in this case, a minimum of 28 spaces. <br /> <br />2. Area Description: <br /> <br />A. Property: <br /> <br />A rectangular shaped parcel with approximately 138 feet <br />of frontage on Seventeenth Street and 125 feet on Bush <br />Street and an area of approximately 17,125 feet. <br /> <br />B. Surrounding Development: <br /> <br />North - vacant lot <br />East - service station <br />South - single family residence <br />West - vacant lot <br /> <br />C.
