Present Use: An existing restaurant. <br /> <br />Approval is subject to the following conditions: <br /> <br />A. Planning: Standard Requirements 1, 2, 3, 4, 13, 14 <br /> <br />B. Public Works: Standard Requirements 1, 5, 16, 21 c, <br /> 22 c, 41, 42, 43 <br /> <br />ff <br /> <br />4. The following requirements must also be met: <br /> <br />A. That a revised plot be submitted to and approved by the <br /> Planning Department which shows the following changes: <br /> <br />1) <br /> <br />2) <br /> <br />The first parking space (which is substandard) <br />adjacent to Seventeenth Street shall be deleted and <br />this area landscaped to the satisfaction of the <br />Planning Department. <br /> <br />That the parking area on the southerly half of the <br />property be left as it now exists with 5-foot <br />wide planters on both sides of the driveway and the <br />revised plot plan be changed to reflect this con- <br />dition. <br /> <br />PUBLIC WORKS <br /> <br />Details of Requirements: <br /> <br />1) Alley easement for a width of 10 feet from <br /> centerline to property line and to include <br /> an alley corner cut-off. <br /> <br />2) Improvements: <br /> <br />Seventeenth Street <br /> <br />a) Repair sidewalk. <br /> <br />Bush Street <br /> <br />a) <br /> <br />Place sidewalk between existing curb and <br />existing walk. <br /> <br />FIRE DEPARTMENT <br /> <br />EX <br /> <br />75-25 <br /> <br />C. Provisions complying with the following codes shall apply: <br /> 1971 Uniform Fire Code and Title 19, California Admin- <br /> istrative Code, Public Safety <br /> Plans incorporating the above codes showing panic hard- - <br /> ware doors, automatic and portable fire extinguishers, <br /> and seating arrangement shall be submitted for approval <br /> by the Fire Department prior to the issuance of a <br /> building permit. <br /> <br />D. The applicant shall submit evidence to the Planning Depart- <br /> ment that he has negotiated a parking sharing agreement with <br /> Norm's Restaurant in the manner described or is able to <br /> enter into a lease for property within a reasonable distance <br /> of the present parking to satisfy the requirement for his <br /> employees.
