General Plan Compatiblity: <br /> <br />General Plan indicates multi-use corridor. <br /> <br />4. Staff Evaluation: <br /> <br />The neighborhood in which the project is proposed has not been highly <br />_impacted by social service and care-facilities. However, the City as a <br />whole has more than its proportionate share of said facilities as indicated <br />.in a presentation to the Planning Commission and City Council at a previous <br />date. In the County there are approximatelyi1397 care facilities of this <br />total approximateiy 17% are located in the City of Santa Aha. Total 246 <br />'facilities. Due to the fact that there is already an over concentration <br />of social welfare facilities in the City of Santa Aha which deals with <br />problems on a County basis rather than a restricted basis of the City only. <br />it is recommended that the proposal should not be located in the City of <br />Santa Aha. <br /> <br />5. ]Reasons for Staff Recommendation: <br /> 'A. The proposed use would not be compatible with the existing established <br /> :- residential and light commercial neighborhood. <br /> <br /> -B. There already is an over concentration of social welfare facilities in <br /> the City that deals with problems on a County basis rather than a restricted <br /> - basis of the City only. ~ <br /> <br />6. If the Commission approves the application, the following standard requirements <br /> must be met: <br /> <br />A. Planning: 1, 2, 3, 4, 13, 14 <br />B. Public Works: 7, 16, 22c, d, 41, 43. <br /> <br />.7.. The <br /> <br /> following requirements must also be met: <br /> <br /> A.' Planning <br />4~ There shall be a minimum 20' x 60' landscaped area between the carports <br /> and the open parking area. <br /> <br /> 2) This variance shall terminate at the end of a one year period at which time. the <br /> Planning Department shall review the subject premises to determine if the <br /> required conditions of the variance have been met and to determine whether <br /> or not any problems have arisen due to this operation. The Planning Depart- <br /> ment shall thereafter report to the Planning Commission, which may grant <br /> extensions for a period of time.of one year under the same conditions or <br /> under different conditions, without the necessity of filing an additional <br /> extensions of this variance,.however, shall be subject to this same condition. <br /> <br />3) There shail be a maximum of 16 people living on the premises, <br /> <br />VA 76-4 Page 2 <br /> <br /> <br />
