Present Use: vacant property <br /> <br /> ~en,~ral plan Compatibility: <br /> <br /> The General Plan designates this area for low density residential. <br /> <br /> Reasons for Staff Recommendation: <br /> <br /> A. The proposal meet~ the intent and purpose of the R 1 Single Family ' Residential District. <br /> <br />B. The proposal will not be detrimental to the General Plan or detri- <br /> mental to existing and proposed 'uses in the area. <br /> <br /> If the Commission approves the application, the following standard require- <br /> merits must be met: <br /> <br />A. Planning: 2, 3, 14 <br /> <br /> B. Public Works: File a tract map with the City and comply with all <br /> Council approved conditions. <br /> <br /> NOTE: Tentative Tract Map No. 9046 is in process. <br /> <br />The following requirements must also be met: <br /> <br />A. The entire subdivision shall have a 6-foot high decorative concrete <br /> block wall, measured from highest finished grade. <br /> <br />B. That the Raitt Street entrance way into the subdivision be decorative <br /> in design gnd meet with the approval of the Planning Director. <br /> <br />C. Architectural elevations shall be submitted to and approved by the <br /> Planning Director prior to the issuance of building permits. <br /> <br />D. That each lot within the subdivision contain a minimum of twenty-four <br /> (24) inch box tree to be placed in the front yard setback area. <br /> <br />E. Plot plan shall meet with the approval of the Planning Department prior <br /> to issuance of building permits. <br /> <br />Police Department: <br /> <br /> F. All exterior doors are to be solid core in design. <br /> <br />G. Those doors which have'glass within 40 inches of the locking device <br /> shall be equipped with a double cylinder deadbolt lock with a minimum <br /> one inch throw. <br /> <br /> All exterior doors with glass 40 inches or more from the locking <br /> device may be equipped with a single or double cylinder deadbolt <br /> lock with a minimum of one inch throw. <br /> <br />I. Glas~ sliding doors are to be so secured that they cannot be merely <br /> lifted out of the track. <br /> <br />J.
