Comparable Applications or Circumstances: <br /> <br />Conditional Use Permits 71-11, 71-18 and 72-18 allowed the existing <br />Calvary Chapel to be established on the subject property at the <br />northwest corner of Sunflower Avenue and Fairview Street. <br /> <br />.E..Surrounding Zoning: See attached SDH. <br /> <br />F. Present Use: Existing church, church school, church-related buildings <br /> and vacant property. <br /> <br />· 3, 'General Plan Compatibility: <br /> <br />The General Plan indicates industrial for this location. <br /> <br />Reasons for Staff Recommendation: <br /> <br />A. The proposed project is a logical exoansion of an existing use that <br /> was previously approved under CUP 71-11, CUP 71-18 and CUP 72-18. <br /> <br />The proposed project will not have any detrimental effect on the <br />surrounding area. <br /> <br />If the Commission approves the application, the following standard require- <br />ments must be met: <br /> <br />B. Public Works: l, 3, 7, 8a, 10, 13, 14, lS, 21a, b, c, d, f, 23, 24, <br /> 27, 29, 40, 41, 42, 43, 44 <br /> <br />6. The following requirements must also be met: <br /> A. Planning <br /> <br />l) <br /> <br />That a revised plot plan be submitted showing 20-foot wide land- <br />scaped setback areas along F~irview Street and MacArthur Blvd. as <br />required by the recently adopted Ordinance NS 1301. <br /> <br />2) <br /> <br />Prior to building permits, plot plans, floor plans and elevations <br />of all buildings shall be submitted to the Planning Department for <br />approval.
