VA 76-69 David Bates <br /> <br />Zn-house staff will constst~ of two I~l full time live-tn managers, one <br />(1) full time night supervisor, one full time cook and one (1) part <br />time recreation and activities director. <br /> <br />Area Description: <br /> <br />Ae <br /> <br />Property: A rectangular shaped parcel with 108 feet of frontage on <br />Bewley Street, a depth of 31S feet and a total area of approximately <br />34,020 sq.ft. <br /> <br />Surrounding Development: <br />North: 9 single family residential units <br />East: rest home across Bewley Street <br />South: apartments <br />West: commercial uses <br /> <br />C. Street System: Bewley Street is designated as a local street. <br /> <br />Comparable Applications or Circumstances: VA 72-83, llOl-121g N. Jackson, <br />to operate a board, room and care faciltty for ambulant adults was <br />approved by the Planntng Commission on 12/11/72, affirmed by the City <br />Council on 1/2/73. <br /> <br />E. Surrounding Zoning: See attached SOM. <br /> <br />F. Present Use: 8 units: 2 duplexes and 4 single family residences <br /> <br />3. General Plan Compatibility: <br /> <br />The General Plan indicates medium density residential. <br /> <br />4. Reasons for Staff Recommendation: <br /> <br />A. The proposed faciltty would have a detrimental impact on the <br /> residential character of the neighborhood. <br /> <br />B. The projected 30 residents would be an excessive number considering <br /> the size of the property and the facilities provided. <br /> <br />C. There are presently numerous board and care facilities within <br /> Santa Aha to care for the needs of its citizens. <br /> <br />If the Commission approves the application, the following standard require- <br />ments must be met: <br /> <br />A. Planning: 1, 2, 3, 4, 14 <br /> <br />B. Public Works: 8 a, 21 a, b, c, d, 27, 40, 41, 42 <br /> <br />6. Tlte following requirements must also be met: <br /> <br />A. Planning. <br /> <br />l) That a 6-inch, 6-foot high block wall be constructed around the <br /> perimeter of the project. <br /> <br />B. Public Works <br /> <br />1) Improvement Plans: Bewley Street (Plan 47-26 may be revised as <br /> approved by the OEpartment of PUblic Works.) <br /> <br />2) <br /> <br />Improvements: Bewley Street with pavement to meet existing pavement, <br />curb and gutter 18 feet west of the center line, sidewalk and drive <br />approach. <br /> <br />NOTE: Close northerly drive approach to City standards. <br />NOTE: City has funds from adjacent property owner to the south <br /> to partially defray cost of ornamental street light. <br /> <br /> <br />
