Oescription of Proposal: <br /> <br />Background: The subject church was allowed in the R 1 District under <br />variance number 2gg, approved ll/13/S1. Conditions of approval included <br />the following: That there be no parking of automobiles within 50 feet <br />of the west property line and that this area be landscaped with screening <br />type plants. Further that there should be a driveway between said SO-foot <br />planting strip and the church buildings. <br /> <br />Proposal: The current proposal is to remove the 50-foot wide landscaping <br />strip required under the previous variance and utilize the area for angular <br />and perpendicular parking. A proposed landscape planter along the west <br />property line would vary in width from S feet to ll feet with cars over- <br />hanging the planter. The existing on-site parking spaces total 146, with <br />52 proposed under this application. This would make a total of lg8 spaces, <br />with 265 spaces required based upon the church seating capacity and the pre- <br />sent code requirement. The additional parking would still leave a shortage <br />of 67 spaces based on the current code requirement. <br /> <br />2. Area Description: <br /> <br />A, Property: Approximately 473' x 382', or 4 acres, located on the south <br /> side of Seventeenth Street west of Flower Street. <br /> <br />Surrounding Development: <br />North: fire station, commercial uses, parking <br />East: produce market <br />South: vacant land <br />West: single family residences and commerolal uses <br /> <br />C. Street System: Seventeenth is a planned arterial street. <br /> <br />O. C~arable Applications or Circumstances: None in the area. <br /> <br /> <br />
