General Plan Compatibility: <br /> <br />The General Plan designates the area as a special study corridor. <br /> <br />4. Reasons for Staff Recommendation: <br /> <br />Ae <br /> <br />The church was constructed when parking requirements were more liberal. <br />The existing parking spaces amount to only a little over half of that <br />required under the present zoning code. Because of this, staff feels <br />some parking should be allowed in the 50-foot side landscaped area but <br />only if efforts are made to preserve as many of the existing trees as <br />is possible. <br /> <br />Re <br /> <br />Staff is proposing a revised plot plan so that the westerly parking <br />area can be redesigned in order to retain some of the mature trees <br />which exist there. <br /> <br />If the Con~ission approves the application, the fbllowing standard require- <br />ments must be met: <br /> <br />A. Planning: 1, 2, 3, 4, 14 <br /> <br />B. Public Works: 17 <br /> <br />NOTE: City will plant the trees alon~j Seventeenth Street when <br /> widqning occurs. <br /> <br />6. The following requirements must also be met: <br /> <br />A. Planning <br /> <br />l) <br /> <br />That a revised plot plan be submitted to and approved by the <br />Planning Department and that development be according to this <br />approved plot plan except for minor modifications approved by <br />the Planning Oepartment. <br /> <br />That the proposed parking area along the westerly property line <br />be redesigned as follows: <br />a) that all parking be angular; <br />b) that there be a landscape planter along the westerly <br /> property line of sufficient width to accommodate <br /> screening type planting. <br /> <br />Be <br /> <br />Fire Department <br /> <br />l) On-site fire hydrants and water supply shall be required in <br /> accordance with Uniform Fire Code, lg71, Article 13.301. <br /> <br />2) Fire Department access shall be required in accordance with <br /> Uniform Fire Code, lg71 Edition, Article 13.301. <br /> <br />3) Interior of buildings shall be updated to conform to Title lg, <br /> California Administrative Code, Public Safety, <br /> <br />4) Plans shall be submitted incorporating the above standards for <br /> Fire Department approval. <br /> <br />VA 76-30 Page 2 <br /> <br /> <br />
