CITY OF SAI~TA ~ <br /> <br />pROPERTY MANAGIqiENT SPECIALIST <br /> <br />DEFINITION <br /> <br />Under general supervision, performs responsible, technical administrative work <br />in the rental, management, maintenance and disposal of properties acquired by <br />the City Redevelopment Agency. <br /> <br />F~S OF DUTIES. <br /> <br />Compiles and maintains current data on local residential and commercial rental <br />rates; determines and recommends rents to be charged for Agency-acquired properties; <br />negotiates and recommends approval of terms and conditions of rental agreements, <br />including rental rates; collects, records and deposits rents; directs and super- <br />vises the maintenance of properties, including the repair and/or replacement of <br />deficient facilities which may endanger the health and safety of occupants; ensures <br />that properties are adequately protected from vandalism, fire and unauthorized <br />occupancy; personally inspects properties for move-outs and general condition; <br />assists in the preparation of property loss claims; makes recommendations regarding <br />the feasibility of continuing the operation of partially-occupied multi-family <br />structures; performs preliminary site clearance property management functions for <br />vacated property; serves es custodian of the Agency warehouse and maintains records <br />of warehouse inventory and salvage sales; prepares reports required by H.U.D. and <br />other federal, state and local agencies; may supervise property management aides <br />and clerical employees; and performs other related duties. <br /> <br />DISTINGUISHING FEATURES OF THE CLASS <br /> <br />An employee in this class is responsible for the operation of the property manage- <br />ment program for the City's Redevelopment Agency. Work involves considerable public <br />contact requiring above-average tact and responsiveness. Reports to Relocation and <br />Property Manaier. <br /> <br />RECOMME.NDED MINIMUM QUALIFICATIONS <br /> <br />Education equivalent to graduation from high school supplemented by coursawork in <br />real estate, business management or closely related subjects and two years experience <br />as a property management agent for a private sector firm or governmental agency or' <br />any equivalent combination of training and experience which provides the following <br />knowledge, skills and abilities: <br /> <br />Knowledge of: the methods and practices used in determining residential and com- <br />mercial real property rental rates; procedures and documents involved in real <br />estate rental transactions; building maintenance and repair methods and requirement - <br />and methods of estimating material and labor costs. Skill in negotiating rental <br />agreements. Ability to: work effectively with minimum supervision; direct and <br />supervise the work of building services, security and office clerical personnel; <br />and work effectively with parsons of diverse 8ocio-economic and ethnic backgrounds. <br /> <br />4O <br /> <br /> <br />
