<br />Co~,unication was read from the Planning C~maission recommending denial of Variance
<br />Application No. 1258, filed by Glenn O. and Mary Edith Wing, to erect a single-story
<br />duplex, on property at 1516 No. Rosewood Avenue~ in the R-1 District. Webb Brown,
<br />Realtor, 1701 No. Flower Street, representing the applicant, advised this is vacaut
<br />property, with orange trees, and there have been numerous health reports due to
<br />decayed fruit and weeds. His client desires to build a single-story duplex, at a
<br />cost of $18,500.00, as there are other duplexes iu the area, and the property would
<br />be too valuable, for a single-family house on it. Maurice H. Gerard, 1510 N. Rose-
<br />wood, presented a petition signed by fourteen persons, protesting a change from the
<br />R-1 to the R-2 District~ and stated this area was designated for single-family
<br />dwellings, and on motion of Councilman Hubbard, seconded by Heinly and carried, the
<br />petition was received and filed. On motion of Councilman Hubbard, seconded by
<br />Gould and carried~ the recommendation of the Planning Co~ais~ion was approved and
<br />Variance Application No. 1258 denied.

<br />C~m,~nication was read from John E. Backman, dated February 1, 1960, requesting a
<br />ninety-day extension of time on Variance Application No. ll09, which expired Feb-
<br />~%-ry 18: 1960, to use the garage for business of new home construction on property
<br />at ~09 Linwood AVenue~ in the R-2 Distrlct~ a.n d o n motion of Councilman Gould,
<br />seconded by Hubbard and carried, the extension of time was granted.

<br />On motion of Councilman Gould, seconded by Hubbard and carried, Revised Tentative
<br />Tract Map No. 3679, filed by Henry Cox, creating llB single-family lots, located
<br />generally en the south side of Delhi Road, apprGximately 2500 feet west of Bristol
<br />Street, was approved, subject to conditions.

<br />On motion of Councilman Gould, seconded by Hubbard and carried, Revised Tentative
<br />Tract Map No. 3698, filed by Behr Process Sales, creating six industrial parcels
<br />located generally on the north side of Talbert Avenue, approximately 981 feet west
<br />of Bristol Street, was approved, subject to conditions.

<br />On motion of CounciLman Gould, seconded by Hubbard and carried, Tentative Tract Map
<br />No. 3708, filed by J. W. Lenney, creating hR single-family lots, located generally
<br />at the southeast corner of Mabury and Fruit Streets, was approved, subject to con-
<br />ditions.

<br />Communication was read from the Planni~ Department recommending approval of Tenta-
<br />tive Tract Map No. 3711, filed by ~. Richard Brown, creating 9~ single-family lots
<br />located gener%lly between McFadden and Monta Vista Avenues and 330 feet east of
<br />Sullivan Street, subject to conditions. The applicant stated he was agreeable to
<br />the conditions except condition (h), and on motion of Councilman Heinly, seconded
<br />by Gould and carried, Tentative Tract Map No. 3711 was approved, eliminating con-
<br />
<br />dition (h) and all other conditions were imposed.

<br />On motion of Councilman Gould, seconded by Hubbard and carried, Map of Tract No.
<br />2977, filed by Rmmet C. Rogers, for the dedication of Westwood Avenue and Santa
<br />Clara Avenue for public use for highway purposes and bond in the sum of $10,000.00
<br />were approved~ license fee in the sum of $1,350.00 accepted, and agreement covering
<br />improvements ordered signed.
