RESOLUTION NO. 81- 134 <br />PAGE TWO <br /> <br /> 4. The said Conditional Use Permit is approved <br />subject to the following requirements and conditions: <br /> <br />(1) Prior to obtaining a building permit <br />the applicant shall submit a revised set <br />of plans, including a landscape plan, sub- <br />ject to the approval of the Planning <br />Department, showing compliance with SAMC <br />section 41-619.56(c) (screening of back of <br />sign structure), and landscaping of <br />the subject property to industrial zone <br />standards (SAMC section 41-475). <br /> <br />(2) Ail development shall be according to <br />the approved plot plan, except for minor <br />modifications approved by the Planning <br />Department. <br /> <br />(3) Landscaping shall be implemented prior <br />to any use of the subject sign and shall <br />thereafter be continuously maintained. <br /> <br />(4) Any trash areas on the subject property <br />shall be enclosed in accordance with the <br />Planning Department standards. <br /> <br />(5) Five (5) years from and after the <br />date hereof the Planning Commission shall <br />determine the merits of continued use of the <br />subject sign with respect to changed circum- <br />stances, if any, brought about by new or <br />proposed development in the area, and changes <br />in City policy regarding regulation of sign- <br />age and development along arterial streets. <br />The Planning Commission may approve continued <br />use of the subject sign for a period not to <br />exceed an additional thirty (30) months, at <br />the end of which period this Conditional Use <br />Permit shall automatically terminate. If the <br />Planning Commission does not approve such <br />continuation, the matter shall be referred <br />to the City Council, which may either deny <br />any continuation, in which event this Con- <br />ditional Use Permit shall immediately <br />terminate, or may approve continued use of <br />the subject sign for a period not to exceed <br />an additional thirty (30) months, at the <br />end of which period this Conditional Use <br />Permit shall automatically terminate. <br /> <br />(6) Upon termination of this Conditional <br />Use Permit, the owner of the subject property <br />shall be responsible for securing removal <br />of the subject sign structure without expense <br />to the City.
