<br /> On motion of Councilman Hubbard, seoonded by Brewer and carried, the eommunicat~
<br /> from the Planning Commission was received and filed recommending approval of
<br /> the proposed vacation and abandonment of a drainage easement consisting of a
<br /> ten-foot strip extending east from Forrest Avenue at GlenwoodPlace.

<br /> On motion of Councilman Hubbard, seconded by Heinly and carried, the following
<br /> Preliminary Record of Survey Maps and Tentative Tract Maps were approved:

<br /> Preliminary Record of Survey Map No. 187, filed by Miguel M. Reyes,
<br /> three parcels located on the west side of Jackson Street and approximately 135
<br /> feet south of Fifth Street, subject to conditions,
<br />
<br /> Preliminary Record of Survey Map No. 188, filed by Louis Norman, creating
<br /> two lots located 200+ feet west of Verano Street and o~ the south side of West
<br /> Roosevelt Street, subject to conditions;
<br />
<br /> Revised Tentative Tract Map No. 3967, filed by Practical Builders, Inc.,
<br /> creating ~3 lots located northeast of the intersection of Hazard and Verano
<br /> Avenues, subject to conditions, and
<br />
<br /> Tentative Tract Map No. 3992, filed by Wm. D. Greschner Company, creating
<br /> 30 lots, located 1165 feet west of Old Tustin Avenue and on the north side of
<br /> Seventeenth Street~ subject to conditions.

<br />Communication was presented from the Planning Commission recommending approval
<br />of Preliminary Record of Survey Map No. 186, filed by Joe L. Serna, creating
<br />four lots located on the northwest corner of Newhope Street and Sugar Avenue,
<br />subject to conditions. Mr. D. Canady, 8250 Huntington Beach Boulevard~
<br />ton Beach, representing the applicant~ stated the conditions imposed with
<br />to the street improvements would create a financial hardship. Mr. Serna has
<br />deeded 22 feet to the City and the requirement of 209 feet along Newhope Avenue
<br />and 140 feet along Sugar Avenue would be agreeable to him. The City has stated
<br />it would pave 24 feet of street on Sugar Avenue but require Mr. Serna to pave
<br />22 feet and install curbs and sidewalks, at an approximate cost of $5,000.00.
<br />Councilman Heinly asked if Mr. Serna would be agreeable to the conditions im-
<br />posed providing for improvements at a later date, and entering into an
<br />with the City to make the improvements at a time when the other property owners
<br />made their improvements. Mr. Canady stated this would be agreeable to the
<br />applicant. It was moved by Councilman Heinly, seconded by Hubbard and carried,
<br />that Preliminary Record of Survey Map No. 186 be approved, subject to
<br />
<br />(a), (b), (c), (d), (e), (f) and (g); that the dedication of the land requested
<br />be dedicated concurrent with the filing of the final Record of Survey; and with
<br />regard to the other~ conditions, that the owner enter into a written agreement
<br />with the City, which will be subject to the recording as a lien against the
<br />property agreeing to provide the curbs, gutters, sidewalks and paving when the
<br />area is developed, but not to exceed a period of seven years.
