RESOLUTION NO. 82-156 <br />PAGE TWO <br /> <br />injurious to surrounding property, since the adverse light <br />and glare and aesthetic effects of the field lights will be <br />mitigated to an insignificant level. <br /> <br /> (e) The approval of this variance will not <br />adversely affect the general plan of the City. <br /> <br /> (f) For the reasons set forth above, the negative <br />declaration prepared for this project, with its finding that <br />the project will not have a significant effect on the <br />environment, is hereby approved. <br /> <br /> 2. Variance 82-10 is approved to allow athletic field <br />lights to be installed and maintained on the subject <br />property at variance with the side and rear yard setback <br />requirements of the A1 District, subject to the following <br />limitations, requirements, and conditions: <br /> <br /> (a) The lights shall not exceed the 35-feet <br />height limitation of the A1 District. <br /> <br /> (b) The lights shall be set back from the rear <br />(south) property line a minimum of 15 feet and from the side <br />(west) property line a minimum of 18 inches. <br /> <br /> (c) Landscaping, including fast-growing non- <br />deciduous trees of a type similar to "Ficus Retusa" <br />interspersed with a type similar to "Eucalyptus Citriodata" <br />shall be placed in the setback area along both the rear <br />(south) and side (west) property lines at a density <br />sufficient to provide an uninterrupted visual screen upon <br />maturity. The trees shall be of sufficient size at time of <br />planting to assure that such visual screen is achieved as <br />rapidly as possible. <br /> <br /> (d) The lights shall be equipped with concentric <br />louvres~and visors on the lights shall be adjusted, in <br />accordance with the report prepared by the lighting <br />consultant retained by the variance applicant~so that the <br />light intensity on adjacent property shall not exceed one <br />foot candle measured vertically three feet above the ground. <br /> <br /> (e) The lights shall not remain on and the <br />athletic field shall not be used later than 9:30 p.m. on any <br />day. <br /> <br /> <br />
