CONDITIONS <br /> <br />A. PLANNING <br /> <br />That the site plan and elevations, including but not <br />limited to, building footprint, open space, parking <br />areas, perimeter and interior wa~ls, and materials <br />shall not be altered except for minor modifications <br />approved by the Planning Manager and shall be con- <br />structed consistent with approved plans. <br /> <br />Covenants, Conditions and Restrictions are required <br />per TT 12386. CCR's shall include perpetual mainte- <br />nance of all common open space, landscaping, perime- <br />ter and interior walls, mutual ingress/egress and <br />circulation at the entrances and along private <br />street, and a parking management plan. <br /> <br />Submit revised site plan to include the following: <br /> <br />a) Provision of two trash areas within the <br /> boundaries of Phase I. <br /> <br />b) Removal of open parking spaces designated as <br /> number 5 and 41. <br /> <br />c) <br /> <br />Location of the perimeter wall at the southeast <br />corner of the site shall be at the project site <br />property line. The drainage channel easement <br />shall be covered and culverted according to City <br />specification. <br /> <br />d) <br /> <br />The resident access kiosk at LaBonita entrance <br />shall be. removed and incorporated with guest <br />access to provide a clear 20 foot width emergency <br />vehicle access. <br /> <br />Due to the width of the private street, no parking <br />shall be permitted on the street. Red curb and post <br />signs at entrance points prohibiting parking on <br />street. <br /> <br />Se <br /> <br />Submit landscape and automatic irrigation plan for <br />approval of Planning Division.
