CONDITIONS <br /> <br /> SL:jd <br />13185 <br /> <br />ae <br /> <br />PLANNING <br /> <br />That the loading zone be relocated to take access <br />from the Cedar Street building side. Said loading <br />area shall not be located within 100 feet from the <br />closest residential property line, or within 100 <br />feet of the Walnut/Cedar Street intersection. <br /> <br />That loading/delivery activities do not occur before <br />the hour of 7:00 A.M. or later than 9:00 P.M. on <br />weekdays nor before the hour of 10:00 A.M. or later <br />than 6:00 P.M. on Saturdays and sundays. <br /> <br />That an additional 18 parking spaces be secured <br />through purchase or long-term irrevocable lease <br />agreement prior to issuance of building permits. <br />Said parking shall be located no further than 300 <br />feet from the use. The applicant may choose to <br />reduce the size of the building to meet parking <br />code requirements. <br /> <br />That all landscaping and improvements be installed <br />prior to release of use and occupancy permits. <br /> <br />That the building be designed to incorporate 10 foot <br />setbacks where it is abutting residential uses. <br /> <br />Se <br /> <br />Limit the use of the rear parking lot (Walnut Street) <br />to employee parking only. <br /> <br />e <br /> <br />That a 6 foot high 8" thick concrete wall be <br />provided along the property line adjacent to <br />buildinG. <br /> <br />the <br /> <br />That the proposed use or any future uses shall not <br />exceed 55db daytime noise levels and 50db nightime <br />noise levels, as measured from the nearest resi- <br />dential property line. <br /> <br />® <br /> <br />That the variance be reviewed for compliance to <br />conditions of approval every two years or more <br />frequen.tly if activated by any complaints received <br />by the community. <br /> <br />10. <br /> <br />That a written report from a certified acoustical <br />engineer be sumitted for review of the Planning <br />Division. The report shall address building con- <br />struction, site design and building distance from <br />surrounding uses, as well as identify compliance <br />to City noise standards or propose acceptable <br />mitigation measures.
