074 <br /> <br />RESOLUTION NO. 88- 7 <br />PAGE TWO <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL <br />OF THE CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. The Land Use Element of the General Plan of <br />the City of Santa Ana is hereby amended to designate the per- <br />mitted uses and building types, and to state the standards <br />of population density and building intensity, for the <br />MacArthur Place District Center, as follows: <br /> <br /> (a) permitted Land Use and Building Types. The <br />permitted land use for MacArthur Place shall be high <br />density commercial, office, retail and residential uses. <br />The permitted building types in the MacArthur Place <br />District Center shall be of varying design, including <br />low and high rise office, retail and residential build- <br />ings which shall be constructed in accordance with all <br />applicable state and local laws, including the S.D. <br /> <br /> (b) Building Intensity. The building intensity <br />permitted in the MacArthur Place District Center for com- <br />mercial, office and retail uses shall be a 2:1 ratio of <br />gross building floor area to the total gross property <br />site area. The maximum building intensity for residential <br />units in the MacArthur Place District Center shall be <br />400 units. In keeping with the mixed use nature of the <br />MacArthur Place District Center, acreage for commercial <br />office and retail uses may be combined with residential <br />acreage. <br /> <br /> (c) Population Density. The standard for popu- <br />lation density of permanent residents within the MacArthur <br />Place District Center shall be 940 persons (based upon an <br />estimated occupancy average of 2.35 persons per dwelling <br />unit). The City of Santa Ana hereby declares its policy <br />that population standards for the MacArthur Place District <br />Center shall be tied to residency within the District Center <br />rather than to daily use estimates for each land classifi- <br />cation within the District Center. <br /> <br /> 2. To the extent the provisions of this General <br />Plan Amendment are inconsistent with the terms and conditions <br />of the General Plan, as previously amended, the terms and con- <br />ditions of this General Plan Amendment shall control. Except <br />as expressly modified hereby, the General Plan, as previously <br />amended, shall remain in full force and effect and shall govern <br />the conduct of growth and development within the City of Santa <br />Ana. <br /> <br /> 3. The Map, Development Agreement and SD are hereby <br />declared to be consistent with this General Plan Amendment. <br /> <br /> <br />
